My son and I had a lovely stay in The Old Borough Arms. Excellent staff, supremely welcoming and friendly. They go above and beyond for their guests. Cozy room, with all you need to have comfortable and enjoyable stay. The highlight: The most delightful breakfast on the terrace! Definitely recommended.

Whilst the establishment overall looked fine, and may well deserve it's good reviews if you are staying on upper floors, my particular room on the ground floor, overlooking carport/ bins was not great. It was clean, but at the end of a dark, damp corridor. I wasn't shown to room, didn't find light switch initially (in common with 2 other guests I met) and nearly fell down the steps first time. Whilst the room didn't smell quite a bad as the hall, there was a damp- smelling bathroom. I heard scratching noises at night- disconcerting! The furniture was fine, but overall paintwork etc a bit tired and needed refresh. The kettle lead was very short, and so difficult to balance on table without being pulled down by extension. I think this particular room should not be let out at least until the damp smell is sorted out. Sadly disappointing.

This is a cute place, in the middle of Rye, staff were nice, bed was comfortable, but there was a strong damp smell in the hallway and sewage smell in our toilet. The shower tiles were mouldy in the grout and the shower drain full of hair and soap scum.

Owner was very warm and friendly- very enthusiastic welcome and looked after us very well indeed. Breakfast was mega and so good- didn't need lunch! The bed was one of the best ever and very difficult to get out of, even for breakfast. If we had a small criticism it would that the room could do with a lick of paint and some of the equipment needs updating.

We had a pleasant stay. The room was very nice and everyone who works there is really lovely and helpful. Unfortunately, the room where we stayed was right next to the front door and suffered from lots of noise. The guests coming in and out were banging the stubborn door until late at night and street noise was also loud. I can imagine not all rooms have this issue, so I’d recommend Old Borough Arms, but maybe not room 1.

Single gazed windows suffer from lots of internal condensation during outer cool days. Lower half of the windows are covered in dense frosting film preventing any view through them. The noise from the light traffic can be heard inside. Water flushing/shower and guest noise from other rooms does enter the room on the middle of the three floors.
