Air conditioner is gross, I do manual cleaning when arrived, the filter seems never cleaned for decades.

Great, for a 2-starred hotel. Parking is good enough, only cars' and motorbikes' should be conveniently separated. Congrats!

Room not clean everyday, I must tell the staff to clean the room everyday, hot water no working at night, no staff to standby when breakfast, no lift, telephone at room not working

In general, all the services and the staffs' were very helpful. However, the quality of the room was lacking, the cleanliness is also quite questionable. The hotel also lack of staff so they are running here and there (this might be caused as it is during the end of the year I don't know, but there should be a substitute for them). The food is good, however, they only have one cook (during my stay), and he/she was sick, so there is no one to cook for your food order. Plus, the hotel location is pretty far from anywhere, and almost no stalls selling food, so you have to go far to the city to find some food or get yourself a delivery. The room also somewhat not really soundproof, as I can hear you-know-them-doing-what and people running outside your room, esp children. This hotel is only good if you intend to stay only for two days a night, as its location is nowhere but it does help people from far to take rest for a night or two, the price also good.

I've booked the hotel one month ago, have paid, but I got bad facilities, on the 3rd floor, no towel, no toilet kit.
