7 eleven nearby, helpful staff, clean room, amenities like microwave, and spacious. Walls are thin and the hotel is next to the road so noise seeps in more than I’d like.

A very efficient hotel with friendly staff

Good hotel

Very cost effective.

We booked here just to sleep for one night as we had an overnight layover in Osaka before our longhaul flight the next day. We wanted to see a bit of the city before departing, and this hotel was conveniently close to Osaka Station (were we took the shuttle bus to the airport) just a 5 min. walk away. The station itself has a shopping centre and a restaurant floor and it is also surrounded by lots of other businesses and izakaya. Great location for someone who is just staying for a night. The hotel itself is small and dark but the staff was extremely nice and very helpful. Our room was good sized with a double bed, an en-suite, tv and mini fridge. Overall clean and tidy, with all the amenities and slippers available. It was just what we needed on our last day in Japan, a great goodnight's rest.

It's a nice hotel but a little bit far from the public transport - approximately 15 minutes by walking. Everything in the hotel is just fine and I suspect the whole chain LiVEMAX is a very good chain of hotels in different Japanese cities.

It was okay. The best thing was the breakfast cafe around the corner - it was amazing and we went both mornings we were there.

Quick getaway in Osaka

Great hotel for the price.

Staff is really nice and worth for the money. Not very near the train station.

Didn't receive room cleaning service. Room is extremely small for Japan standards.

Well priced room. Nothing fancy. Not very many restaurants in the immediate vicinity, but Umeda is about a 10 minute walk away and there were many more options there. The closest stations (Umeda Station and Osaka Station) were about a 15 minute walk away, but from there you are very well connected to most areas in the city.

We stayed there for 3 night. Cheap hotel, clean room, but not really good surrounding view. I like the bathroom because it clean and complete equipment. There is a coin loundry which really helpfull for us, because we didn't bring many clothes.

チェックイン時間が22:30までが少しネックだった。バスタブの水を流したらトイレ側に水が溢れた。

清掃が行き届いていない、隣の部屋のいびきまで聞こえてくる。

安いのに非常に良い良かったです。

部屋も清潔で、そこそこ広くコンビニも近いし便利でした。

こじんまりしたホテルで、素泊まりの方には良いと思いました。

受付嬢の対応が悪く、不快であった。
