Park View House

The room needs a bit of TLC and it was really hot in there. I appreciate the car park.

The room was very tired and dated, and didn’t align with the photos online. A big chunk of wallpaper was missing, there were stains on the chair, cracks in bathroom lino etc. The info sent prior to check-in re the car parking was incomplete, so needed to call the number, and didn’t feel like they were overly helpful. The signage from the car park to the main reception area was non-existant and we just felt like we had to try doors to see where we ended up. In the morning, the reception area had no lighting. We did get a message from the manager asking if there was anything we needed, so were able to request more pillows, as there was only one thin pillow per bed

Got a good stay peace & calm

Good parking. Found a good pub nearby to eat in. The room, though spacious, was not checked. Tv didn’t work. Shower head wouldn’t stay in place and just flopped down so could only shower whilst holding the shower head. Bathroom light failed in the room. Won’t be rushing back.

Great cosy stay an was my second stay loved it will definitely come back again.

The room was really spacious and was very clean and had everything included to make it a comfortable stay ! Would definitely recommend !

The overall room was clean, good beds however the purple bed throw (on the double bed) still have some strands of hair, probably from previous occupiers. Should need to change it.

It was in a lovely area we were out and about town most of the time. The shower had low pressure but otherwise it worked for our needs.

Rooms were ok were clean but had issues with the toilet and shower facilities. Low water pressure for the room so sink wouldn't dispense much at the time. This also applys to the shower as it will go slow for a bit and then wouldnt work after a point unless you were to crouch. Having multiple people in my room the toilet would take a few hours to actually refill itself after flushing. Not ideal, other than that its located well, close to the bus and tram routes.

The location was convenient, close to bus stops and the main road in Lieth and across the road from the park. The room was nice, but the beds were not good, poor springs. The sheets were changed once in our 10 day stay, though we had gotten sick, and I needed clean sheets, and left them on the floor to be changed. A maid did bring me an extra blanket, which I needed so much.

Place looks like it hasn't been decorated since the 1970s. Stains on the ceiling and around the skirting boards. Price ridiculously high given the state of the place

Booked this place because it was the cheapest during the fringe festival (although still relatively expensive for its amenities) Pros: location Cons: -check in instructions not sent 24 hours before our arrival (i had to call them to follow this up) -very uncomfortable beds. it feels like you are sleeping on a hard wood -no point of putting up the sign "make up my room" because no one will clean it. -they will instruct you to bring out your rubbish outside the property near a refuse (but you can't find this outside the flat) -very thin walls. You can hear everything from the next room and even across our room -complementary tea and coffee and milk sachets. However, no one is checking these and one of the milk sachets was opened and leaking (so we ended up not using this) If you are in Edinburgh and would be doing lots of walking and would need a restful night (meaning comfortable bed and peaceful room) Then avoid this is at all cost. You'll feel knackered for the whole duration of your stay...

The room I rented looks wonderful and would have been perfect for our family. However, I paid for the room shown and got the old "bait and switch" routine. We were supposed to have a sofa and table and chairs, and the room looks extremely roomy. The room they gave me did have the correct amount of beds requested but were crammed into a tiny little room where we could barely move without tripping over something. The entrance door was rotted at the bottom, the wardrobe door fell off, there was a big squashed insect on the wall just above the toilet. There was no air conditioning. We had to keep windows open and let the insects in. The bathroom door was hard to close. They did offer us another room but it had only one PUBLIC bathroom!!!

This was a classic bait and switch. The room pictured on Hotels.com is nothing like the room they put us in -- which was in the basement, with stained carpet, low ceilings, hanging wires and dirty throughout. We stayed one night of a four night booking because we had no other choice. They refused to refund the other nights.

The room was clean and comfortable, beds were nice. The room was a bit tired and lacking some maintenance (shower was noisy to operate, light in bathroom buzzed, shower leaked, tap wobbled, sealant in bathroom need redoing, kettle was temperamental) asides these niggles we enjoyed our stay, the staff we met were friendly and helpful. It would have been nice to have access to a fridge and microwave.

The place smelled awful. The shower was small and there was no water pressure, Me and my daughters could not wash our hair because we would have never gotten the soap out since the water pressure was nothing. There was no airflow either and the rooms were hot even with the windows open.

It was a great experience, and the location of the hotel is a good, nice place

This is a very strange property. The entrance to our room was to go downstairs through the basement, and out back and up stairs into a parking lot. A neighboring room kept tripping our breaker so the power kept cutting. I called and the staff was not on site. She refused to hear me even when I showed her that it was only OUR rooms that were dying. She kept saying there were works in the area. This was NOT true - I called the power company - and again, ALL other lights in the entire area were on, even the rest of the weird hotel. Finally someone came to flip the breaker, but 5 times it went back off and I had to call again. The room had a disgusting cheese smell and they had no fans that could have allowed us to bring fresh air in. I would never recommend this place.
