Staff is really welcoming and friendly. The room is comfortable enough to rest from a hectic activities. The hotel is 2-3 minutes walk from Patong beach which is good! The room is actually above a restaurant in which okay if you are too tired to go out and find foods.

Rooms were exactly what we thought - very clean 180 degree view over Patong. We could see the sea from our 4th floor hotel. The courtyard we had on the 4th floor was also private so when we'd put the children to bed we could sit out there (with a fan!!) Eldest son complained there was no lift but it was the only bit of exercise we got all holiday. We purposely chose a hotel without a pool, so it suited us fine - other guests used the pool two doors down. 20% discount on food which was all good - husband claimed it to have the best Pad Thai in Thailand. Superb stay

This is a budget room on a quiet street near the beach. The balcony was especially nice and spacious. I recommend a ceiling fan or fan of some sort but that’s about it. It was nice on a hot day to walk out of the room to their air-conditioned restaurant to an air conditioned cab to the airport. Recommend!

Great location and staff were friendly and helpful. no lift so if u have heavy bags you could end up walking up 3 flights of stairs. Water supply was not great it stopped completely on the third day. AC was not working properly. perfect if you are on a budget as everything is walking distance

One of the helpers Ram went out of his way to make the stay comfortable for us. Rest of the staff was just bodies. Location is phenomenal steps from the beach and a few mins walk to Bangla street. No elevators so if you don’t want to climb to the top third floor ask for the first floor room. Be careful not to spill anything on the bed. We spilled coffee and yes owner charged us 350 bath just for washing. That’s probably more than the cost of a new bedsheet! Overall a bit expensive for the amenities offered. But for the helper Ram and the location rest was ordinary.

This was the worst hotel we stayed in on our month long trip through Asia. In fact, it was so bad we left after the first night even though we had paid for 5 nights! We booked a "two bedroom apartment" unit. When we arrived, they actually put us two next door rooms with a little kitchen area between them that was right off the main stairwell and just behind a sliding glass door. Not only was it basically open to anyone on the stairs, it was not air conditioned so you would never spend any time in there. The bathrooms consist of an open shower sprayer on the wall next to the toilet. The floor was wet from leaking connections at the toilet and the walls and ceiling were covered with mold. Hot water didn't work in one of the rooms. All of the beds in Asia are pretty firm, but these beds were like sleeping on plywood. They had a top and bottom sheet, but no blanket. I'm not sure where they got the photo of the room they use on the website, but it was nothing like the photo. There are no views of trees or beaches...this hotel is above a restaurant surrounded by other taller hotels. It is SO noisy that you are not going to sleep unless you are medicated...heavily. There was no offer to refund the 4 nights I didn't use. I would not suggest staying here. I spend 60+ nights a year in hotels and I'm not really picky. This is the worst I have stayed in anywhere....US, Thailand, Cambodia, China, Hong Kong, Europe.... wow....just wow.....

Right in the middle of the Patong business district. Close to everything. The mattresses were infested with bed bugs. The whole family was covered in bites. Had a leaking pipe in bathroom so we had to empty the bucket daily and a lot of cracked tiles on floor. The towel rack wasn't attached to the wall either. Ian and his staff were extremely pleasant and always said hello by name. They were lovely people but it was an Extremely cheap hotel so if your on a budget and don't mind getting bitten this place is for you.
