Perfect hotel for an overnight stay to collect daughter from uni. Clean room, quiet location (back of property) Breakfast was just right, with help from waiter offering coffee, tea, toast, juice etc. Will definitely stay again.

For the amount of money we paid , it was very old and basic, I was expecting better quality, breakfast very dry and cold The only good thing that was excellent was the staff , very friendly.

Only an overnight, but convenient for town. Without the hassle of trying to find a parking space at hotels in the centre. Took a bus to town (15 mins), stops located directly outside the hotel . Reception staff lovely and chatty, lovely welcome. Would stay again

I had a very good stay there. The room was very good the hotel itself was in some form of renovation, but did not distract my very pleasant stay. Also the staff were very friendly and helpful and understanding. Would consider another stay once all is finished.

Convenient for our puposes. Free parking on site a huge bonus.

We had a lovely stay, the room was clean,bed comfortable reception really nice and helpful.really appreciate the free parking onsite, not a lot of places in Brighton with this option.

Great location to get into Brighton

No food available, didn't know this when I booked if I would have know when I booked it i have gone somewhere else. Rooms were spartan,floorboards creaked everywhere I also found a large cobweb in the bedroom, I was told that they were having the hotel refurbished, stories people tell you!!!!!!

Stayed for one night, but wish I hadn't. The staff where friendly, polite and mostly helpful (although after about 40 minutes they eventually let me know that they couldn't find a ironing board that I could use). I book 3 rooms for me and my family. None of the rooms were pleasant: - curtains hanging off rails, with holes in them, and not able to fully shut - the shower pressure was non-existent, making it almost impossible to use - needed to run the hot water tap for 5 minutes before it turned hot enough - one of the windows wouldn't shut properly - poor (but clean) bedding, so ended up sleeping in jumpers - in desperate need of redecoration, pealing paintwork, cobwebs, some signs of damp, etc.

Staff were wonderfully friendly, polite and helpful. Our double room was spacious and clean/tidy. The only downsides were the poor water pressure, meaning the shower wasn’t great and the lack of a fridge in the room.

Room was comfortable but the furnishings are falling apart. Lady on reception was lovely and helpful

It has a spacious room and all amenities which goes with the facility of this level. Work on heating system and pressure of bathing shower

Room was cold most of the night from arrival at 4. Wardrobe door broken; the room could do with a proper clean, doors floors window ledges/windows. Bag full of rubbish left in bottom of wardrobe.

The room was cold as it wasn't double glazed, the bed was so hard it was uncomfortable, the furniture was all broken and draws didn't work, turning the heating up made no difference to the room temperature during the cold nights.

This hotel is not fit for purpose, it is run down, dark, dingy and smelly (musty). It is in desperate need of full refurb or demolition. It is obvious that the property has not been decorated or refreshed in decades. The photos on the website are clearly many years old and do not represent the hotel’s condition. I raised a complaint with Hotels.com as they should not be selling accommodation here, they have passed the buck. I was told that the property would respond to my complaint. I have heard nothing. I have added photo’s to give an impression, sadly I cannot upload the videos I took, which is a shame as the pictures don’t give the degradation the credit it deserves. For balance, the receptionist was absolutely lovely, very friendly and welcoming. Additionally, whilst the property is knackered and smelly, the room seemed to be clean.
