The room was a very generous size, and had a comfortable bed. It was decoratively a little tired, and in need of a spruce up, but it was clean and in a great location. Secure parking overnight for $20 was a good deal.

Urine stain on the couch, one of the other visitors (I assume a long term stay) decided to leave a bag of rubbish outside my door, which reception staff explained "they do that sometimes". Won't be returning.

Room was basic and a bit run down, but clean and comfortable. Parking was very easy and secure. Great option for anyone looking for affordable accommodation near the cbd. Amazing price, especially considering it has a full kitchen.

Cannot believe the shocking state of the bathtub. We did not use the shower as l would not stand in the bath. The hotel is in a good spot but needs Money on renovations & bringing it up to todays standards. A dissappointment

The whole property was a disgusting mess. Service was terrible as soon as we arrived. Spent 5 minutes in the room took photos then went back to reception to ask for a refund. The photos provided online are fake. Rooms covered in mould and dirt. Front window was broken open like someone had tried to break in. Bath/shower was black. This place is not fit for an animal to even stay in.

Unfortunately, I was unable to stay at Birches Serviced Apartments as planned due to a reported payment issue between the booking platform and the accommodation provider. I was offered the choice of a refund or relocation, and for convenience, I chose relocation. I was under the impression that I would be moved to a comparable serviced apartment offering similar amenities, including cooking and cleaning facilities. The alternative accommodation, while clean and comfortable, did not include these features and was of lower value than what I originally paid for. When I requested a refund for the price difference, I was advised that the only compensation available was to wave the $20 parking fee. While I appreciate that alternative accommodation was arranged promptly, clearer communication around the change and a refund of the price difference would have been appropriate in this circumstance.

This property was the worst apartment block we have ever stayed in, the room smelt of cigarette smoke, there was cigarette ash all over the floor and the oven still had dirty dishes in it, what a disgrace, will never go there ever again.

Bed was comfy. close to aami park. walking distance to shops. secure parking. quiet. only downfall was bath needed a good scrub and no shampoo or conditioner was provided. However I would stay again.

Location for our purpose was excellent (hospital nearby), but property was quite dirty with very poor services. Staff were very pleasant to deal with but they could not clean the apartments or fix tv’s.

Booked for two night but only stayed one as fold out bed extremely uncomfortable. Air conditioner only worked for cold so we were freezing. Carpet smelt terrible. Room not as advertised on website. Very disappointing. Staff were friendly.

We were notified after booking (7th June) that they didn’t staff reception after 5pm, and would send us late check in details before the day of arrival (12 July). We received no information. We tried calling and messaging several times, with no response. We’ve had to find alternative accommodation. There was no information for the 5 days prior to arrival to tell us how to check in, or tell us they couldn’t accept our late check in. This is useless. I expect a full refund as they were not able to provide us a way to access our booked room. No follow through.
