Hotel very tired and in need of renovation, however, breakfast was good.

We had a nice 2 day stay at the hotel. It is a grand old building with lots of character. The room was a nice size with a large bed and bathroom. Breakfast was fine although there was a slight wait for the full Scottish breakfast on the first day as the restaurant was busy although it was freshly cooked when it arrived. We also had dinner the second night which was nice and received good service. The hotel is ideal for the centre of town where there were many pubs, restaurants and shops. Plus I thought the hotel was very reasonably priced at about £100 per night for a large double room including breakfast. My only gripe is no bottles of water in the room which seems stand these days for the numerous hotels we stay at and bizarrely no signs to hang on the door about cleaning etc. however overall a very nice hotel and would stay there again if returning to Kelso. Plus we thought Kelso itself was a lovely place and definitely worth a visit.

Beautiful property right on the river!

The Ednam is an old hotel and electrics and waterworks are far from up to date. We got moved after shower/bath didn’t work. Bigger room was lovely view but bath water wouldn’t go away until later on. Breakfast was nice. Great location but don’t expect too much.

Lovely hotel with lots of character and history. Lots of shops on the doorstep. Beautiful location, we had a walk along the river. Staff very friendly. Would recommend.

Nice big room with a very comfortable clean king size bed.The bathroom was very big with a large shower and a beautiful large bath.The room was clean.Three large windows with a riverside view.plenty of sun light shining through. The only downside was there was no long mirror in the room but there are plenty long mirrors in the hall ways.we were very pleased with our room.

Stunning property , steeped in history . Delightful views , welcoming & lovely staff . A real pleasure to stay here.

Hotel required work to make it more comfortable as decor and furnishings were quite shabby.

Thoroughly enjoyed my stay. The rooms are a little dated but the friendliness of the staff, the hotel’s charm and the location definitely make up for that. I absolutely loved the lounges and their decor, a long with the views. Breakfast was delicious.

We've just returned from a two night stay at Ednam House hotel. Its a hotel with a traditional feel. Our room was spacious and comfortable with a courtyard view. On the other side is the most magnificent river views. Breakfast was nice and staff extremely pleasant. Wouldnt hesitate to return or recommend to anyone considering a visit

Very spacious room, a little dated but the bathroom had been modernised and was very nice, good bath and shower Lovely breakfast, great choices. Staff all friendly and helpful. Will definitely be visiting again

Beautiful location and lovely old building. Dated and needs a revamp. Cooked breakfast wasn’t the best. The beds and pillows were very uncomfortable.

The hotel looks good from the outside and is in an excellent location. The inside while good is in need of some tlc. Food very good.

Lovely short break in Kelso, the hotel was in a great location, staff very friendly and helpful. Had dinner in the hotel on our first night which was excellent. Loved the river view from our room, very tranquil.

The hotel is excellently located in Kelso town centre. It is in need of redecoration. We were moved from our original room because the hot water was not working.

Great venue but trying to summon bar staff to the bar was impossible at 2100 was impossible tried 6 times then went to bed.
