This is not a luxury B&B. We made a very bad mistake in booking this property. The photos date back to when it was converted in 2012 and no maintenance appears to have been done since. In fact it's not a B&B at all as breakfast is extra! The breakfast we did have on one day was very poor, dry bread, cheap jam, bruised fruit and certainly not the breakfast protrayed on the website. We booked a twin room and stayed for five nights, although we thought it was expensive we anticipated that it would live up to it's reviews, how wrong we were. Subsequent checking of the invoice revealed that we were charged 3 times the base room rate for the first two nights and other differing amounts for the remaining 3 nights. The room had been well used with dirty paintwork, cracked tiles, stains on the floor and a stained toilet seat. Daily cleaning was cursory with dust evident on ledges and surfaces. Neither the wifi or television worked. More importantly there was no fire safety provision in evidence whatsoever. No signs , no smoke detectors or fire extinguishers. Given the this establishment was on an upper floor in part of an old palazzo in our view it was positively dangerous. With the assistance of hotels.com we tried to cancel the booking but the owner wouldn't budge, standing behind a clause in the booking which said no cancellation for any reason. Without the owners agreement Hotels.com couldn't give us a refund, we now understand why the no cancellation clause is there.

Beautiful family who hosted us. We were kindly greeted when we arrived and walked up to our rooms. The building is older. However the rooms are nice and clean, very spacious in the suite for a family of 5. We stayed one night and when we checked out at 11, we were allowed to leave our luggage in the building to keep it safe and go see Palermo as long as we wanted to. Many restaurants were walking distance and we were able to walk to the local market, it 15 minute walk, it was fantastic! Thank you again for a lovely stay!

This is an amazing original property in central Palermo located near the marina, great location. I thought breakfast would have been included given the price we paid for one night, but apparently not. Other than that, this is a high quality property, much better than the 3 stars advertised I would suggest, coming from someone who travels regularly.

We spent the last few nights of a two week trip around Sicily at the Abatellis Luxury B&B, and we thoroughly enjoyed our stay. Davide was extremely helpful when we arrived, helping with our luggage (it's a 2nd floor walk-up) and helping me park our rental car nearby. The room, in a few hundred year old building, was beautifully renovated and extremely comfortable. The location is excellent, a block from the waterfront, and a few blocks walk from great restaurants, museums, parks, shopping, etc. Would definitely stay here again.

Friendly staff, clean, nice rooms, great location near harbor and walking distance to downtown sights. A bit hard to find with only a very small sign on the main door. The staff was very accommodating for special requests, and had reasonably priced valet parking.

Elegant vestibule where guests were welcomed. Modern rooms. Everything clean & sparkling. Very personal but unintrusive service. Offer shuttle to and from the airport - great option when travelling on a Sunday. Came & went as we pleased - property was very secure. Wonderful cakes, freshly-baked on the premises, would often be waiting for us after a day out. Balcony good for absorbing community life - neighbours hanging out washing and chatting to each other across the street. Close to waterfront and 10 mins into town on foot. Late April - Palermo not half as mad as its reputation. We felt safe. Fascinating city - days out to Monreale and Cefalu recommended.

As a first-time visitor to Palermo, Sicily, Italy in general, I feel we really lucked out finding this place. The place was beautiful - restored, 300-year-old building with updated facilities retained every bit of charm but added its own personality. It was comfortable and accommodating - wifi, twin sinks, king bed, full-length mirrors, balcony, towel warmer (!!!), off-street parking, etc.. We had a little trouble finding the place, but that was probably because I drove and GPS was not terribly helpful with all those tiny side streets. David, however, was a lifesaver! I called him in a panic and he directed us in, waited outside for us, then carried our bags - easily 80 lbs. - up 3 flights of stairs to our rooms and treated us to some incredible fresh-squeezed juice. He was super helpful, gave suggestions, marked our maps for us, and was just attentive enough without being overbearing. My only regret - we should have had breakfast every day!!! We only had it our last day, and it was FANTASTIC. Coffee, bread, yogurt, cheese, sliced meats, eggs, oranges, pastries - much coming from the 'biologic' coop near his home outside of town. The location was ideal, too. Anything you could want to find was within a 15-minute walk.

Had booked two twins but ended up with a double and a twin, even though two twins were confirmed when I booked on the Wotif website.. Also the reception and rooms are up on the second floor. Zero signage in the street, just a small logo next to the buzzer, VERY :difficult to find. The positives were, peaceful, everything worked, clean, excellent breakfasts plus host tried hard (but limited English ) plus great location to walk everywhere from. I guess the bottom line is would I stay here again. Answer is Yes. MY OFF SITE PARKED CAR RETURNED WITH A SCRATCH DOWN THE SIDE, NOTICED 2 HOURS AFTER WE LEFT PALERMO PLUS THEY CHARGED €36 FOR ITS 2 NIGHT STAY.

Didn't realize it was a two story walk up with no elevator--two stories in these old buildings means 3 sets of stairs to the next floor. Thank God, Alessandro helped with the luggage. Unfortunately, the TV and Wifi didn't work, and the refrigerator was broken as well. This put a damper on the stay. Ana, the cook, at breakfast was wonderful. Just like nonna's.

Lovely little b&b in a nice apartment. It's a few floors up with no lift but they took our luggage up. The room was spacious, great private bathroom, and easy walking distance to the main area for walking, bars and restaurants.

Finding Abatellis was an adventure for us. It is located on a side street near the waterfront. When finding 3 Alloro, there is nothing to identify the multi story building except for the number, 2 brown metal doors, and a call box for residents. But when you "ring" for Abatellis, the experience changes radically. Once you identify yourself, you will be told someone will meet you shortly. Before you can count to 10, a smiling member of the staff will greet you as a revered family member. And so it shall remain during your stay. Alessandro met us, grabbed our two suitcases, ushered us into a small courtyard, and then proceeded to bound up a staircase to the third floor. Upon entering the space occupied by Abatellis, we were introduced to fellow staffers, David and Daniela who also thought we were family. We had arrived too early for our room, but they stowed our bags, and proceeded to share scenic highlights of old town Palermo -- all within walking distance. Off we went, and upon returning hours later, we were shown our rooms. We had a suite with large, clean rooms, a strong wifi signal, and spacious, modern bathroom. Suffice to say, this understates it quite a bit due to all the amenities we found in our quarters. Add in a warm, enthusiastic and attentive staff (not to mention breakfast prepared by Daniela), and we would most happily return in the future.

straight from our arrival, with Alessandro coming take our bags, to the wave goodbye at the door when we left, this stay was superb in every details. Great decor, spacious rooms, superb service and a breakfast not to be missed. It is hard to praise Abatellis Luxury enough. Location is good, as great parking nearby and all within walking distance. Simply superb.
