An amazing, quiet location , a beautiful old house with very good facilties. It made me and my 11 old son feel like in a fairytale, with a great contribution from the house dog and cat. Many thanks to David , for being a great host and for contributing to our rugby knowledge, that was amazing for a young boy that is discovering this beautiful sport , and enjoyed a very good game in the beautiful city of Edinburgh

On our arrival (couple with child) the front and rear doors were locked, there were no lights on and, looking through the windows, the building appeared to unoccupied and abandoned. We telephoned hotels.com who telephoned the owner who said he was there. We returned and I met the owner who led me through the house which was dark, untidy, dusty, dated, and in poor repair and and smelled of cats or dogs (there were animal food and water bowls). I was shown the room which was looked like it had not been decorated in years. I left and informed hotels.com that the accommodation was totally unacceptable - our child has asthma - and requested a refund and was told that under their terms a refund is at the discretion of the owner who refused. We arranged nearby alternative accommodation which was excellent.

This was the ideal place for my two week stay in Scotland. The location was perfect because it is within walking distance of my sister's home and close to bus stops that take you everywhere in the area. David was a delightful host and I felt very welcome and comfortable.

The proprietor David was a lovely man. His breakfasts were tasty and delicious. Good B&B for an old-school stay. Old Georgian home so if you like a historic stay, this is it.

Great hotel, friendly family run. David, the host, was lovely, will definitely return when next in Edinburgh. Parking on site, £10 gets you into central Edinburgh by taxi. Close to bus routes also

Lovely, elegant old home in a quiet neighborhood. The only problem was that I didn’t do a good job of getting arrival instructions. The bus from the city stops nearby but then, in the dark, it was a little tricky to find. The room and bath were very comfortable and welcoming. I had to leave early but I’m sure breakfast would have been nice. Btw, Uber doesn’t come to your exact location - be sure you figure their location out - again, I was doing that in the dark of early morning. Figure the location issues out before you go and you are sure to have a lovely stay!!

David the owner is very knowledgable and personable. He knows Edinburgh extremely well. The location is great for bus services into the centre of town and the breakfast was delicious. It is an old house and bares the marks of time, but overall it was a very pleasent stay.

We only stayed one night whilst visiting family but would definitely go back. David was lovely, so friendly and helpful. The room we had was huge and the bed very comfy. Quiet room and not too hot. There was an additional heater and loads of blankets though if you were cold. I don't like a warm room. Breakfast was cooked to order and lots of healthy options too. Beautiful house.
