The entire experience was great. The room was spotless, the view was beautiful, and the outdoor space in the penthouse room, including the plunge pool, was amazing. The area was so peaceful, and having access to the paddle boards and the kayaks was such a plus. Lots of nice restaurants within walking distance as well

Super spacious! Great place for a girls weekend. Quiet location. Full security in the neighborhood. Local Cenoté for diving nearby. Beautiful private beach with iguana and pelicans. Stand up paddle boards and kayaks for guest use.

Our stay here was wonderful! The property was beautiful, well-maintained and it is beachfront! Traveled with my family, 2 kids, 1 toddler and they were able to provide me with a crib and a highchair, very accommodating. Highly recommend getting a rental for your stay as it may be tricky business and more expensive to take a taxi for all your needs or wants out of the property. Water shoes are a must if you want to get in the beach, they have spare ones on property, you may find a pair your size. Highly recommend this place!

Amazing place, it was clean, quiet, beautiful views. We were a group of 4 women, we went for 5 days of pure relaxation, and that’s exactly what we got! It was quiet, peaceful, there were other guests there, but we had the pool and the beach to ourselves. The beach is very rocky and there is a lot of seaweed, but there was a path clear of seaweed where we could enter the beach. We used the SUP, and the kayak, the water is shallow. We also went scuba diving and snorkeling in the cenote, it was amazing. We walked to the local restaurants, about a 10 minute walk, but would definitely rent a car next time. Overall, we loved the location and the place and would definitely go back.

No words can describe the incredible time we enjoyed at Tulsayab. This is the second time we stayed here. Wonderful in every way. Communication with Luca and Enrique fantastic, property is spotless clean and if tour looking for full relaxation with bo loud speakers, crowds and full of nature to inmmerse yourself, Tulsayab is just for you. Far away from town to be private but 15 minute away if needed. Car strongly suggested. Enrique and Carmen the property keepers are a jewel. Apartments have all you need to have a wonderful time.

We were greeted and welcomed by Luca who immediately gave us a tour of our apartment. He showed where everything was located. We stayed in the penthouse and the views were phenomenal. We didn't switch the AC on once because there was a cross breeze if you had all the windows open. Definitely bring water shoes because the area to go into the wAter from the beach is rocky. We snorkeled 2x off the beach and were able to see fish. It was pure bliss staying there

This is a heavenly sanctuary to stay for vacation if you are burnout or overwhelmed by your work and life. I lived in Ground level, which was designed thoughtfully. Indoor and Outdoor are connected seamlessly. Affordable, private and quite with magnificent view. Most of the time in the morning and evening, we had this whole beach and pool area by ourselves without seeing any other guests. Everyone kept space and talked low for each other, not like those hotel be packed with tons of people, which I try to avoid. The neighborhood is still under developing and under construction. The road is dusty and bumpy, but once you stepped inside of this property, it will be a whole completely different world, and it's definitely worth the trip.

This was my little paradise away from home. Such a beautiful, calm and clean place. Growing up in the middle of natures, I always love returning to places like this. The service was amazing, there when you needed it, but away enough to make you feel like you were the only family in the property. I will love to stay here again.

Our stay at this fabulous property was exceptional. Everything as advertised and more. Snorkeling right of the property. Quiet and a lot of wild life. You will not be disappointed if you visit here. Enrique was great and helpful and very respectful. The grounds are kept up every morning. 15-20 min drive to the market and restaurants in Tulum. We had a rental car and no issues. I can’t explain how gorgeous this location is you will have to go and see for yourself. We loved it.

We enjoyed our time at Tulsayab. It is in a unique location on a bay that is somewhat protected from waves and seaweed. The snorkelling right from the site was very good. The caretakers clean the grounds every morning and the owner is very responsive to communication. We found the place to be peaceful and relaxing. It is important to understand that the property is located outside of tulum and the road is rough to get there. You are also in nature and so should expect to see wildlife and insects: raccoons, scorpions, birds, rays, lizards, ants and so on. But the property owner does a good job to try to minimize any negative impact from this. We did not enjoy the restaurants near to the property and chose to have our meals out in Tulum instead. The kitchen is equipped in a basic way but it was perfectly acceptable for cooking meals. The beds and pillows were comfortable. We felt safe and secure at the site and had no problem navigating the road with our rental car. There is some shared equipment that any guest can use: snorkelling gear, water shoes, kayak, paddleboard, lifejackets. The pool was clean although the ocean swimming is even better. If you like something off-the-beaten-path, you can’t go wrong with this property.

We had a great vacation at Tulsayab the location is mostly good if you want to sit and enjoy the beach. Snorkeling is easy there. The pool is very nice. The upper apartments are very private. Clean spacious everything you might want from a vacation place. They keep the cleanliness I saw them clean the pool and sand every morning. Housekeeping was very responsive . My only suggestion for them is to get an extra large life vest. For the people with a little more around their waist or chest. We’ll definitely come again.

The property manager was very nice. The place was spacious, amenities were great. The back patio lock facing the road was broken. We mentioned this the first day, but it didn’t get fixed during our stay. We were one floor up from the ground, but I didn’t feel completely secure. The power lines across the street were sparking, which also was a concern.

Really nice property on a semi-private beach. The pool/garden was beautiful, and the view from our balcony was gorgeous- beach one way, jungle the other. AC and WiFi worked well. Bed was comfortable. The caretaker, Enrique, is very nice. There isn’t much else around, which was great for us but we also came prepared with everything we need.

Fantastic location. On the beach, beautiful property. Beach is rocky and kayaks are fun. Not a white sandy beach. Restaurants within walk or drive in hotels nearby. Pool and exterior lovely- pool is not heated. No hot tub. Our second floor apartment was 2B3B spacious and modern. There is soap, loofah and body wash/shampoo. Bring your own conditioner. Stay was great. Snorkels and water shoes were useful. Recommended. We really enjoyed our stay.

Excellent. If you’re looking for quiet, private, not overly commercialized, almost-alone-on-your-private-beach, and beautiful sunsets - this is your jam. There are some local restaurants that are pretty good. There’s a charcoal grill and outside table with string lights. You are welcomed to your apartment with some basics like water, eggs, bacon, fruit, coffee, milk. Enrique was a delight and responsive. Grab the snorkel gear and SUP board when you want. They rake the sand daily. We sat under the stars alone on the beach nightly; it was our favorite part.
