Upon arrival we were given a different room than we booked as they had given our room to someone else. Told last minute after check in that there was no water. Partial river view and location was nice but this was the worst hotel we stayed in during our trip. Having no water was a major inconvenience for our family. We couldn’t wash hands, flush toilet or have a shower. Feel ripped off as no compensation for the room change or no water. Reading other reviews, it seems that the water issue isn’t a single occurrence. I also confirmed with others that nearby hotels had no water issues. The hotel seemed to make it sound like it was related to a larger scale issue but it seemed isolated to just this hotel.

When we arrived we were told ‘no water’, of course these things happen and the village was out-but maybe it could have been said in a better way. The bucket given to us at 8pm was a case of a little too late. But room was clean and breakfast good, location perfect for the slow boat.

Next to one of the only two bars in Pakbang which was great. Easy to access from the boat pier by walking. Phenomenal and large breakfast to fuel before day 2 of the slow boat.

The owner of BKC villas came to the dock and personally picked me up and brought me to the hotel. The bed in the hotel room was extremely comfortable and the first bed here in Asia that was high and very easy for me to get into.

Seems like the hotel can't understand that when you reserve a king size bed months in advance and they offer you 2 twin beds; that you might be a little upset... they basically told me too bad for you and said they were sold out... sadly I've stayed here before and could not believe their indifference to their mistake.... but they know that you are only there for one night on the slow boat... they now have a breakfast buffet which had lots of fresh fruit and was better than average... just be aware that at the end of the day they don't really care.

Solo traveler, was perfect solution. Not fancy but good location, nice people and made me a great breakfast sandwich for early departure

Unclean rooms, unclean bedding, the dining area was next to a construction/junk area. There was a loud bar right next door.

I believe that this property could normally get a 4-5 stars rating in a value-based rating, but due to overbooking I got a room in a building undergoing renovation. The room itself was clean, but there was construction dust and building materials everywhere around it. Hence my experience was disappointing. The owners are very kind, and the breakfast was good. My take: you can stay here quite comfortably, but confirm beforehand that your room is the their main building.

Perfect choice for your Mekong River journey. The manager of the hotel picked me up at the pier and also dropped me off.

Great stay great location, they pick you up from the slow boat and take you there the following day- this wasnt clear to us and we walked up to it, I wish they had contacted us to let us know

After a very long day on the Mekong River slow boat, we were thrilled to find our hotel was neat, comfortable, and welcoming. It was up the hill from all the hubbub and we got a good nights rest. Do not expect a soft bed, however.

The bed wasn’t clean and the hot water in the shower wasn’t working.
