The room was great. The sofa bed is pretty uncomfortable, it has a big hump in the middle and the head sinks very low. Couldn’t sleep at all. Needs to be replaced.

Great spot! Check-in was a bit rough; I didn't have service, so I didn't get the email about self-check-in, and when I did get the info it led to an occupied room. We got it sorted shortly and onward was a great, comfy spot.

This property is not good for 4 people despite saying it has two bed. The sofa bed which was not advertised had lumps and a dip so unsleepable. Also the stairs to the room are steep and dragging your luggage with no help is terrible. No customer service and was not what we expected. Would not recommend.

71 stairs up to the third floor. Check in is with the cafe staff so a bit awkward standing with luggage in the cafe. Everything else was great!

Beautifully decorated rooms, you walk into a cafe when you enter then the stairs lead you into your room. There are no elevators. The room and attached bathroom was spacious for my family of 4 with 2 kids.

We stayed in room 5. Huge bedroom beautifully decorated. Very comfortable bed and nice walk in shower. Highly recommend Very friendly welcome. We enjoyed breakfast in the cafe . Stunning food and coffee. We will definitely be back.

This was a family trip to the Christmas market. The location is fantastic, walking distance from the station, perfect for seeing all the attractions, shops and eateries. Everything was ready on time of us arriving, The restaurant in the building was fantastic and the staff were amazing. We will be back

THERES NO HOT WATER! I was so freezing coming back to hotel and ended up showered in freezing cold water! The hot water only lasted 10 secs and switched back to cold! Quite disappointing. But it was clean and spacious.

Location was wonderful - very close Waverly/Royal Mile and is also surrounded by lots of more quiet (and excellent) restaurants and pubs. I had probably the best Italian meal right downstairs! Also - the showers are wonderful! Possibly the best in the UK! No bathtub, but a fully enclosed stall with serious water pressure!

Being from the states I would never had booked this hotel in June knowing it had no air. When we arrived at 3:30pm no one knew where are room was. The started to scramble around. They finally said they had a room for us. But it was on the second floor. No lifts which is normal for older buildings but they had no one to carry the bags up for us. We had three big bags and my husband has a lung disease and it’s hard enough for him to walk up stairs let alone with bags. But the stairs are not regular stairs its a spiral stair case with narrow steps. The room was nice but you do get a lot of noise coming from the bar downstairs. All through the night you hear lots of bottles being put in trash. I will say the owner did bring us fans and that definitely helped. When we came the temperature was the hottest they had seen in awhile also. And you do get to smell the cafe aroma all day. But if you need someone they are available only from 9-5pm.
