The property itself was great, clean and good for 5 adults, although one sleeping in lounge area on futon. Issue was VERY noisy neighbour with tv on all night, prevented us from getting much sleep and it only seemed to go on when he knew we were in the house! Communications with owner were not responded to or acknowledged. All in all a lovely house, spoilt by the neighbour, not somewhere to book if you want to sleep at night.

Lovely little house, great location. Lots of space, well appointed. Lots of local food options. Great local feel. Great booking in directions. Neighbours had loud TV on 24/7 which was unpleasant! Not sure if that was one off or always the case.

House is very nice. But the house did not have hot water at all. I messaged and called the owner of the house and they never responded. I called Expedia and made a claim. Still waiting for a refund. No hot dryer to dry clothes. Horrible experience.

The property had modern amenities and it was a good size for our family of 6. It also had everything you need in the kitchen. It was in a great location close by bus stop. However, it requires a thorough cleaning. The windowsills were dusty. The curtains did not work. The shower was FILTHY with mildew and mold growing on the tiles and shower door. We had to buy a shower slipper and showered with it. The tub was also slimy and we were not able to use it to enjoy the zen garden.

Very beautiful place, perfect match of both modern x traditional design, easy access to each sightseeing spot, and lot of shops and restaurants witinin walking distance, we had a great stay and will definitely book again if we go to Kyoto next time
