Excellent in all ways:-)

Excellent location. Very clean and convenient. Safe location. Great place to stay in Kyoto.

The room we got was a double bed and a twin. It was huge, super clean, the A/C was super cold which we loved because its mid May and its super hot. Theirs enough room for luggage to be opened, to sit and relax. You have access to any little toiletres and towels near the elevator which is a plus.

Everything about this place was top notch. The staff were so friendly and willing to please. I had a clogged sink and bathtub one evening and went down to tell the person at the desk. She can up immediately and solved the problem. The location was convenient for getting anywhere in Kyoto. I will definitely book my future stays in Japan at Kanin hotels.

Room was spacious and clean but bugs in the washroom.

The rooms looked as advertised. Great price. Really helpfull staff. Really nice ameneties. Unfortunately, the rooms suffer a lot of condensation issues. We tried to keep windows open and the bathroom fan on at all times but still woke up with water on the windows. It seems to be a persistent problem as there seemed to be moisture damage along the wooden details around the window. On our last night we stayed an extra night in another room and the issues persisted there, despite there being a de-humidifier in the room. I suspected there might be mold in the bathroom, but I could not say for sure - it smelled really wierd though and it was really difficult to ventilate the water vapour after taking a shower. It was not a cleaning issue as the rooms where well maintained and tidy. I suspect it's a buildning/insulation issue and lack of proper ventilation. I went back to look at old reviews as this place was quite highly rated, and the reviews seemed a few months old, so maybe this is a new issue. All and all, a hotel with a lot of potential, great placement, nice layout and helpful staff - but unfortunately it was our least favourite stay in Japan.

Wirklich gutes Hotel, besonders die zentrale Lage ist Gold wert, egal an was man interessiert ist, alles ist gut zu Fuß oder per Bus erreichbar. Das einzig Hirnrissige war die Position vom Fernseher, die aus keinem Bett wirklich sichtbar war.
