Reception was friendly and welcoming and we were located in a quiet part of the hotel. That was lovely but .... our room had a very strong smell of disinfectant when we arrived; it was overpowering. The bed was just OK but no pillows to suit a range of sleepers: all four pillows soft and quite thin. Window would not close. Living area was clean but the bathroom was awful. Soap scum in the bath. Both bath taps were loose and falliing off. The bathroom floor was sticky, with mouldy, dirty grout (def needed a good scrub). Shower arrangement loose and fiddly to use. Shower screen not clean and tired looking. TV would not connect to internet. We came here because it was cosidered to be 'exceptional' accommodation. It was nowhere near that, at least in this room (03B).

The desk chair had a broken back support and was dirty/stained.
The iron water tank couldn't close so it leaked when I used it.
The occupants of the room next door spent the night coughing their lungs out making it hard to get much sleep.

The lady at check in was lovely. The apartment was clean and comfortable although the blankets on the bed were very thin and there were no spare blankets in the wardrobe. Very close to the shops, plenty of parking and easy to get to.

Our studio room was functionally ok, but decidedly spartan: plastic kettle, no coffee plunger, very few tea bags, missed one bed lamp, blinds but no curtains, no bedside outlets to charge a phone, shower head only partially working, no elevator to upper level. On the positive side, king bed was comfortable and the neighbors were quiet. Good off street parking.

I was confused by the daily cleaning - it was apparent the cleaners came into our room but they didn’t clean everything, didn’t empty bins nor make the beds. We ended up putting the do not disturb on the door because we didn’t want them in there if they weren’t cleaning properly.

Great place to stay, just enough distance from Frankston central but walkable distance. 3rd floor apartments might not be suitable who find walking up stairs but great view for others. Sophie at reception was wonderful as well, cheerful and professional
