Delightfully old school and quaint right next to the beautiful garden. Nice to see a hotel with some character and not another cookie-cutter modern trash. I would totally recommend to anyone, and it's walking distance to welcome center as well as restaurants.

This hotel needs a lot of TLV. The furnishings are shabby; our A/C didn’t work and our bathroom sink had a crack; paint peeling on the bathroom door. The staff are very friendly and try to accommodate us with the broken A/C. But the experience was disappointing.

Hotel & Design room 12 was novel on ground floor. Easy walking distance to Eat Streat & city centre. Unfortunately car park next to room being built made for moderate noise during the day. (No cars using hotel driveway behind Room though!) Room must be under housekeeping floor because there was a bit of noise both mornings 6ish too walking back & forth & dishes clinking.

We really appreciated the historic value of this property. The story of the hotel is fascinating! The location was also central with easy walking access to cafes, restaurants, and the lakefront. The hotel staff were kind. We used Prince’s Gate as our launching point in Rotorua for three days to experience the volcanic areas of NZ. This included a sea plane flight with Volcanic Air, a visit to the free foot baths nearby the hotel, a drive to see Mt Doom in Tongariru National Park, and walks through wai o taupo and waimangu. The Prince’s Gate served as a good centralized location. We also appreciates the free parking right around the corner from the hotel.

The bathroom needs a redo. Broken tiles and cheap laminate countertops. The pool was not open and we were not informed in advance. We would have booked another property. Breakfast was poor. Everything was cold.

We stayed in an apartment in an adjacent building. The decor was vibrant and colorful in a style perhaps reminiscent of the 1920's. It was spacious, comfortable, and quiet. The location was convenient, walkable to shops and restaurants. The buffet breakfast was okay, but not remarkable. The breakfast room got very noisy with the clatter of dishes when the employees started setting up the tables for the lunch service and clearing away breakfast items. This happened all three days we were there. This probably could have been done more quietly if the employees had sufficient training.
