Air conditioning didn’t work. We complained and later we were told that they hadn’t yet changed from heat to air conditioning. It was 30C. The « sitting room » got full sun and even with blackout shades it was hot! We closed the door and opened our bedroom window. But construction just outside was unbearable during the day so we couldn’t leave it open. We had paid for three days in advance but we left after two. I asked for a refund for the one day we didn’t stay but was denied. Instead I was offered one free night in the coming year. Of course we were leaving Portugal so not helpful.

Location! Location! Location! The hotel is right at the center of Sintra historical center. It's extremely convenient for you to visit all attractions in Sintra. About 7-15 minutes easy walking (always flat road) you can reach Quinta da Regaleira castle and the train station (remember to turn right - (flat bus road) when you face the city hall, don't go down street. We made a mistake and had to climb up to the hill top later. It made us so tired 😩 ).

What I liked: very close to the Sintra Center and transportation to main attraction and walking. Free water after walking. Good price. The only aspect to improve is the air conditioner to sleep comfortably at night. First night was not working and having a kid in the room, there was not an option to open the door to the balcony to avoid an accident. Next night, it worked, but too low and room still felt hotel. Other than that, good stay in Sintra.

It is not easy to get in and out of the hotel by uber or Bolt. In order to get to the hotel by Uber, we had to get an QR code for the driver to access the road to be in front of the hotel. Each QR code costs €2 and hotel guests have to pay for it. I requested the code via Expedia message which blacked my email address in the message and the hotel did not respond. I also reached out to the hotel by WhatsApp to get an QR code and I never received it. We ended up to lug our suitcases from the Bolt drop off place to the hotel. Very inconvenient.

The hotel is in an excellent location (which is why I chose it), opposite the National Palace and a short walk from the main town square with all the restaurants and bus stops. The rooms are very spacious and well-equipped, but the air-conditioning is TERRIBLE and hardly works at all! The breakfast was excellent (although there is not really enough room for all the guests and we had to wait for a table to become free on the first morning). Big drawback: whilst it's in a great spot, the hotel is also located next to the municipal recycling bins! This means that at night it's very noisy with people (assume local restaurant staff) emptying their bottles etc into the bins as late as 3am and the council coming to empty the bins around midnight. Owing to the poor air conditioning we had to sleep with the balcony door wide open, to avoid the room being like a sauna, which meant the noise from ourside was really bad. So whilst I would 100% recommend this hotel, I would also suggest very strongly paying the extra money to stay on the garden side of the building, not the front side. That, I'm sure, would be quieter!! We tried to switch rooms, but were told the hotel was full. If I return to Sintra, and I would really love to as it's an amazing place, I would stay at this hotel, but on the valley side and not the Palace side.

The property was clean. The staff were somewaht helpful. The food at the restaurant was mediocre. But my main concern was the bed. It was the most uncomfortable hotel bed I have slept on in years. I generally do not have back issues, but after 5 days between this bed and the one at NH Lisboa

The building is in a nice location, right near the historic town centre. The room is well appointed with a comfortable bed, however the air conditioning did not work and the bathroom extractor fan was useless, so the room would get quite hot and humid after a shower. Breakfast is extremely good and I would recommend this if you like to get up early, as many local cafes open later.

The room was large but it needs to be renovated, it is showing its age. It was nice to have a balcony but the chairs, table and floors were dirty. The breakfast was nice it had a good selection. We took advantage of the Happy Hour and prices and selection were good. The Lobby is lovely. The staff at the front desk and bar were very nice and accommodating. The location is great right in the historical center. The major issue was getting to the hotel. Uber drivers are not sure where to drop you off and cannot enter the historic center because of the hydraulic bollard in the middle of the street. We had to walk about 1 mile uphill with our luggage, not an easy task and if you have any kind of disability it is an impossible task. Also due that impasse they cannot pick you up in front of the hotel either. All in all, we were pleased with our stay but due to these issues we would never stay there again.

Positive: Fantastic location. Good buffet breakfast. Beautiful view.Well equipped fitness room. Easy check in. Neg: Balcony was unsafe due to a low LOW railing and not suitable for children. There is a long drop! Sewage smell present in the bathroom. Deoderizer was pumped into the bar and dining room, so was difficult to enjoy that area. At check in I was told several times the reception staff 'had a friend' that could give us a tour (so many people approach on the street approach for the same reason!).

Breakfast was lovely and the staff very welcoming and helpful. The room size was large and comfortably appointed and the location is wonderful However in the room, the laminate flooring strips were badly chipped, ceilings were peeling, a large slab of heavy glass was only caulked in place along the side of the very long washstand and it was slipping at one end - if it ever fell, it would slice your foot badly (or in half). It seems the hotel is in need of some serious care. A special note for parents of small children - the balcony railing on the 3rd floor room was dangerously low - the height of a patio chair arm...I'm a small adult and could not get close to the edge without a fear if tripping/falling over and I would never let a child out there. Apparently some rooms have higher railings.
