The small boutique hotel has a great feel to it and I love the little touches here and there that point to its ethos. The room was beautiful, though small - the balcony with hot tub was def needed. That said, there was a lot of building noise and it went on for hours on my second day and started at 8am the next day (the day I checked out). The rooms aren’t sound insulated at all and so you could also hear people outside as if they were in the same room. Receptionists (guy from Argentina and a lady) were very kind and helpful. But the noise was too much.

I had a great experience staying at Xkeban as a solo traveler. I want to be honest that it’s super loud over the weekends*** because they have a rooftop disco. I didn’t mind because I think it can be fun and convenient for people that like it. Obviously I came in low seasonality so there wasn’t a lot of people. I still enjoyed my stay and the rooms were clean and cozy. The staff is attentive making sure I’m having a good stay. The only issue for me was the location because it was far from the city center but if you rent a moto/bike/car this shouldn’t be an issue. They also have a free bike available!! I loved going through town with it.

Wonderful hotel. My husband and I really enjoyed the naturalistic atmosphere of the hotel. No televisions was great. Patio was wonderful with tub, hammock and a swivel chair. Mosquitoes are relentless bring your repellent or you’ll get eaten alive. Great experience, staff was super helpful and friendly. I definitely recommend and would definitely return with my arsenal of mosquitoe repellent of course.

My husband and I checked into this hotel. We were charged additional $197 towards the room i already paid as my package. When i asked, only thing i was told was for the room. This is not a resort facility and felt like resort fees. Resort fees are not this expensive. The small dining room and bar area is closed everyday at 3pm. It is only open till 10:30 for food on Friday to Sunday on the rooftop with techno music that is blasting throughout the hotel. There is a pool next to the dining area and rooftop. It is a pool but not a swimming pool, it's more of soak yourself and hang out pool. The employees are nice but service is inconsistent. We had barely no hot water or water pressure in the shower but the sink had plenty of hot water. There is no place to hang your clothes, no phones, no tv and wifi is dead slow. We didn't even get our rooms clean for four days, the day before we left. If you're looking for a hotel that has the amenities, close to wherever you want to go without paying for taxi, this is not the hotel. This is not an adult hotel like they advertised. I would not recommend. Taxis are expensive.

we checked in and were escorted to the room by a hotel employee. When the employee opened the door, he immediately realized the room had not been cleaned. We were surprised, but offered to go out and get food to give them time to clean the room. Only after we made that offer were we told that the cleaning crew had already left for the day, and the room could not be prepared. The only alternative the hotel could offer was a different room that did not include the private hot tub and was located on the fourth floor, with no elevator. This was not acceptable to us, as it did not match what we had reserved and paid for. We asked to cancel the reservation, but were told that since the booking was made through Expedia, the hotel could not cancel or issue a refund directly.

The staff was amazing! Super nice friendly and helpful. The construction noise made it hard to sleep in the mornings but they gave us complementary drinks to make up for it because it’s really not their fault. They went above and beyond with the decor and hospitality. Highly recommended. The roof top sunsets were beautiful. There’s no tvs lol I thought that was funny lol but very nice hotel

So amazing, the staff were so friendly and very welcoming since the moment we arrived. The room was very clean and I loved all every aspect of the space was decorated and Tulum inspired. Will come back to this resort again for the value and comfortability. Bed was comfortable, shower was hot and a cute cafe very close by for food. Overall very niche hotel from the all inclusive resort vibe it’s different but awesome!

Coming in at night the area around the property was dark and roads were under construction. It’s hard to identify which building is the hotel. Staff inside seemed unaware of guests needing to check in. But when the host finally came to check us in, he was nice. After Traveling for 8 hours to arrive at the hotel hungry and hoping for room service but Their WhatsApp service does not work, I didn’t get a response when we asked about if there’s a dinner menu. Upstairs is very noisy so we wanted to avoid going up there but had to to avoid starving to death. Also the door of your hotel room does not have an extra security lock inside. Doesn’t feel like a safe set up.

I want to be honest and fair. The hotel and the staff are amazing we were greeted very nice and everyone had great vibes. if you want party or just chill with cool people this is the spot. There was one big issue that unfortunately will keep us from going back. The last night we stay around 1 am someone tryed to get into our room. After I told him this wasn't his room he became angre and started even harder to get in. I call receptions but after midnight there is no one you can call. We waited 10 mins after not hearing anything then decided to go look for security. After talking to security we found out that the guy trying to get in our room was a friend of the manager who was allowed by security to enter into the hotel. Dont know what the intention of this person was but being in a country that is not yours you dont know peoples intention. Scary things run in your head, is he going to rob us or try to hurt us or kill us. And finding out that it's a friend of management made it even more scary, is this a set up? Please be very cautious never open a door to someone you dont know especially in the middle of the night.

Our stay here was amazing!!! The property is beautiful with amazing decor for pictures. The staff and lady at the front desk was so helpful and made sure we were set with a scooter rental and local things to do. I highly recommend renting the scooter because the hotel is about 10 mins from the Tulum strip with food, clubs, and shops to enjoy. Overall 9/10 the only complaint was the area is still being developed so there is construction going on.

What can I say about this place.. it’s a nice place but the entire area around is really bad. The poor road conditions ended up costing me over 1,000 usd bc you literally can’t avoid the huge holes. The noise in the hotel every night was unbearable. They have a DJ every night and it’s definitely not a place of relaxing. Great for all nighters and party people. Not for a family, or relaxing or kids.I also was left several times with no towels or tp, so I stopped leaving tips. A robe went missing from the housekeeping and I was treated like I took the robe. The hotel is very cool though, the staff for the kitchen was great and they were sweet. Unless it improves in hospitality drastically,I could never stay there again. Also, the concrete walls are nice but not with the on going construction. There are no bathroom doors, and the bathrooms are open to the outside hallways.Cool design but very ineffective for privacy.

Xkeban Tulum became my home away from home for a few days. I felt right at home. I never felt unsafe or unwelcome. Breakfast included: 8am-12pm So delicious omg. They have a small menu selection that was designed for the people staying at the hotel. Yes the breakfast is included for your entire stay. No lunch or dinner service . They give you this app that you can order food from different restaurants ( like their version of Uber eats) in the area or the restaurants are a 10 min drive. They are a brand new hotel so hopefully soon enough they will add a lunch/dinner restaurant and I feel like that will complete them ! The Hotel itself : It’s feels a mansion with separate rooms ! It doesn’t have a hotel vibe. More like a home. You have two pools one upstairs and downstairs The one upstairs is more comfortable with Beds and of course the sun. Clean. Everyone is constantly cleaning here ! The water is salty though( but I figured out that it’s everywhere) Rooms: The staff always came in and cleaned the room while you stepped out and always added new towels when needed. The Bar : small bar upstairs with music in the rooftop ! Small menu of cocktails The staff : OUTSTANDING. Super sweet and personable. They provide you with taxi services, information, whatever you need. The SPA: MS.ELIZABETH HAS MAGIC HANDS. It was the best massage I have had ever. I felt relaxed and zen. Thank you to everyone for making my experience rememberable.

No hot water the first night. No towels left in room second night and nobody on property left to help after 11pm. Rooftop bar tender was sleeping by the pool instead of tending bar. Room had a terrible stench masked by a diffuser. Construction ongoing and entrance unpaved. And at checkout, they tried to charge us for drinks when we never went to the bar.
