Hotel location was great and the room was comfortable and clean. Area was crowded due to Fringe festival but I was able to check in quickly and receive any needed info. from staff. Dining area was large and had a space to sit caually with a view out into the street.

Great place to stay, just a 4-5 min walk to the royal mile and close walk to all the main landmarks. Would for sure be booking here again when we come back to this beautiful city.

We stayed here 7/15-17, breakfast was not included. After our 3 day tour, we came back to the same hotel and stayed 7/19-22. We paid the same amount of $$ ave. per night for the two stays but breakfast was included during our 2nd stay, not sure why. We chose this hotel mainly because their web says there is laundry facilities, but there is NO, which was disappointing.

The hotel itself was fine and the location was excellent as it was just round the corner from the Royal Mile however it was certainly scruffy and pretty dirty round the general area and very noisy.

The breakfast was interesting where the provided traditional Scottish dishes like black pudding and Haggis. With a lot of other options. The staff was friendly and informative. The location was good and walkable to most of the historic sites. What put me in an excellent mood, on arrival we were struggling with heavy suit cases up a very long flight of stairs (seems to be at least 80 stairs) and a group of younger folks came by, they just grabbed our bags and carried them to the top of the stairs. They did not wait for thanks but we were extremely grateful. It was the most welcoming event I have experienced anywhere. Don't know if all Scotts are that generous with assistance but that instance of compassion will be remembered forever.

Nice hotel. Food in restaurant is good and decent selection. Bed was comfortable but could use a couple more pillows. Washroom was ok, but could use hand towels and face cloths. Overall good value for the money and quite comfortable. There was no fridge in the room, but the bar was quite happy to give a large wine cooler bucket filled with ice to keep your drinks cold. There’s a Sainsbury almost right next door where you can purchase just about anything you want to eat or drink. Overall. We would stay there again.

The staff was young, friendly and incredibly helpful. The room was OK but it is sparse - one towel a piece and you have to ask for a bath mat. Serviceable is what I would call it. I always like having a hot water kettle. Wonderful proximity to the National Museum of Scotland and other places to visit. Just 10 minutes to the castle.

Overnight stay to see Edinburg tattoo. Room clean comfy and staff friendly and helpful can’t fault. However the room was very noisy through the night with noise from water pipe work and adjacent shop being restocked through night. Advise ask for quiet room or high floor as this would probably reduce risk of overnight noise

great location, right in the middle of Old Town. Close to Edinburgh Waverley train station and Bright Bus Shuttle (that goes to the airport, 5GBP single) station (10 minute walk), a couple of minutes further is tram station that goes to the airport. From train or bus station to the hotel, it's uphill though. The hotel front desk staff were friendly and helpful, room was clean, but there is no desk, our bathroom door either stayed wide open or had to shut really hard with a big noise. Very good breakfast. There is NO laundry facilities (their web says yes and it's wrong). No hand lotion in the bathroom. It was a pleasant stay.
