When I checked in, an older staff member offered me an early check-in, which I appreciated. However, the room she assigned me was an accessible room with almost no view, very little natural light, and no shower curtain. It felt quite dark and uninviting. I asked to change rooms, and although she repeatedly told me the hotel was fully booked, she eventually offered a different room. This new room was noticeably bigger, cleaner, and had some sunlight—much better than the first one. Additionally, she never provided my Expedia VIP perks. It wasn’t until I re-checked in (to move to the new room) that a different concierge finally gave me a free drink coupon. I'm also unsure if all twin rooms are located below the check-in floor (which is on floor 5), but my room felt like it was beneath the hotel or at bridge level. It gave the impression of staying in a basement, which wasn’t enjoyable. Given these experiences, I’m uncertain if I would choose to stay at this hotel again.

It's a good hotel. Above all, the location is the best. The facilities and hygiene are also good. However, the shower room drainage facility is inadequate.

Very clean hotel in a great location right on Princess street with tons of dining options and walkable to old town, the royal mile, grass market and the castle. The free WiFi was terrible and would not even load a basic webpage.

During our recent trip, the Apex Waterloo Hotel in Edinburgh stood out as one of the best hotels we stayed in. While the room wasn't exactly as expected—we had anticipated a second single bed based on the photos but received a fold-out couch instead —it still didn’t disappoint in comfort or quality. Upon arrival, we had a minor issue with the room lock not working properly. The hotel staff were quick to address it, doing their best to repair the issue promptly and even offering us complimentary drinks at the bar while we waited. It was a thoughtful gesture that really set the tone for our stay. Every member of the staff we encountered was exceptional—kind, responsive, and truly made us feel welcome. As a family, we felt comfortable, well looked after, and genuinely valued. The bar and restaurant were both excellent. The food was delicious and beautifully presented, and the barista-made latte was a highlight. While service in the restaurant was a bit slow at times, the kindness and professionalism of the staff made up for it. The amenities were a pleasant surprise—quiet in-room air conditioning (a rare find in Scotland), daily bottled water in the fridge, and a nice selection of teas and coffees, & toiletries. The bed was very comfortable, contributing to a restful stay. The location is fantastic—close to everything you might need or want to explore in Edinburgh, yet tucked away enough to enjoy some peace and quiet. We would absolutely stay at the Apex Waterloo again!

Very courteous and friendly staff. Breakfast included a good variety of food. A couple of mornings when we had to leave before breakfast was served, we were given a bag of food, so we didn’t have to leave hungry. We enjoyed our stay and recommend this hotel.

Location was very good, everything was within walking distances. Also the bed was clean and comfortable, housekeepers did a good job. Bathroom was very spacious. Room was quiet because of the viewtowards backyards.

Beds are extremely comfortable and bathrooms very spacious in the superior double rooms! Lovely recent renovations to lobby and new restaurant area this year. Staff very friendly and accommodating. This was our second visit in two years and we would stay here again- awesome location with everything in walking distance from the hotel.

This hotel has a nice central location. The staff is very helpful and the room as expected. We enjoyed our stay and would recommend it to others traveling in the area.

Beautiful hotel, very helpful staff, we had a suite which was a beautiful room with sofa and bathtub. Great location, walking distance to train station and to tram stop to get to the airport. Would love to stay again, highly recommended!

We were given a room that appeared to have been converted from part of the hotel’s maintenance area. Access was only possible via undecorated stairwells and back corridors, with no elevator To our dismay, the bathroom had clearly not been cleaned. The toilet bowl was visibly stained with dried urine, which was both unhygienic and unacceptable.
