Two live wasps were in the room. Owner offered a downgraded room that had toilet outside the room. We had paid for en suite so we refused his offer and he agreed to refund us the money we had paid. I’ve had to message the owner few times to take care of the refund but I haven’t had any update. I now have to deal with the hassle of reporting the matter to the platform to get my money back. This is a headache I could have done without so I could enjoy my holiday.

Fine, but overpriced considering the room and amenities. Not soundproofed as advertised which was an issue with a room facing the street, size was smaller than expected (despite not being the 'basic' room), lamp was faulty, and we had issues with heating that needed someone to come and help resolve. Less of a guesthouse than advertised, felt more like a budget motel.

Great location with busses outside the guest house direct to the City Centre every 5-10 minutes. On-site parking which is great also but limited. Its quite self-service as there isnt anyone to greet you are just left a key and have to phone them up when you arrive. Take your own towels as there were none left for me in the room which I found strange.

Yes room was spotless very comfortable thanks. Probably need to have a look at the internal lock on bedroom door. It worked the first two nights but wouldn’t lock last night Thanks

The room and the linen was very clean as well as the bathroom. The environment is quiet and not too far from downtown Edinburgh but you need a car to get yourself around. There is no fridge or microwave oven in the room. The owners/managers respond rapidly to your needs.

Lovely guesthouse in a quiet upscale area of Portabello. 15 min walk to the sea and shops. 10 min bus to the Edinburgh Center 2,20 for the bus. We ubered it at night 9,80. We had a 1dbl/1sgl room 3 adults. Small but cozy. Free parking on site depending on bookings.

Parking was good, especially in a crowded city, it was nice to have a private lot to use

Location was great, right next to the bus stop. We were in the new part of the building which was very nice.

L'hébergement est proche d'un arrêt de bus deservi par plusieurs lignes menant directement au centre ville d'Edimbourg. Les hôtes sont très gentil également. La chambre était petite mais on pouvait circuler dans celle-ci. Néanmoins, l'isolation est inexistante et ceux même dans le nouveau bâtiment. (On entend tous les bruits ou même les voisins qui peuvent ronfler)

Had a hard time getting hot water but other than that the place was lovely and so beautiful.

Overpriced and underwhelming, small room had problems locking doors. No parking available on-site only 3 parks for 20 rooms and needed to park on street. Noise from other rooms consistently both next door and above us. Breakfast room was storage room for extra bedding and not inviting and their was no breakfast available.

It is charming in some ways but the service was minimal. Because it is fat from the center of town, the inn might take this into consideration in its breakfast options. Only dry cereal, and no bowls or spoons visible. No coffee, just instant powder in the room. Only black tea, no herbal alternative. Also, there was none in hand to greet guests or assist them. It has some lovely potential but could use an upgrade in hospitality.

This is not a hotel but I did have a good, clean, modern room

Not a good experience; the bed was not fit for 2 people to sleep especially when it’s banked against a wall. Tight small area to move about. Extremely claustrophobic; uncomfortable nights sleep - small fan would have helped. No hot water the first day and couldn’t have a shower in the 1st night. We had to have a cold shower. Had to wait 10 mins to enter property for checkin. The phone numbers displayed was not answered. Luckily the number on the app was replied. Very different to what the property promoted.

Chambre et salle de bain petites mais propres, et avec une literie correcte. Quelques désagréments (eau chaude aléatoire, store non fonctionnel…), mais surtout un tarif extrêmement élevé en août, qui n’était en rien justifié par la qualité fournie.
