Black Swan Guest House

We only used the room as a base overnight whilst visiting Lincolnshire showground but the hosts made us feel welcome and showed us around the room on check in. The kitchenette was a nice addition, especially the fridge so we could keep our drinks for the weekend cool overnight. We’ll be looking to book again for next year!

Fantastic place to stay, very warm Chech in, clean and spacious. Great value for money. I highly recommend it

Fantastic place to stay. Rooms are big, clean, well kept and modern. The breakfast was excellent and the people that run it flexible and friendly.

I stayed for two nights whilst visiting family in Gainsborough. The accommodation was very comfortable and clean. Parking ideally situated - as a single woman traveller I’m often concerned when the parking is a distance away from the accommodation. I will definitely stay there again

Having never travelled and stayed anywhere on my own before, I was anxious about doing so but the hosts made me feel very welcome. Breakfast was lovely every morning. The 10-15 minute drive into Lincoln where I was attending the Steampunk festival was easy. Would happily recommend this place

Superb breakfast

Clean B&B, very nice and helpful hosts. Place could do with a bit of refurbishment as it is very old fashioned. Breakfast was ok, cooked fresh and served by the very nice lady, but not outstanding . Misleading also as on our booking there were no options other than what I booked, which appeared as if breakfast was included in the price, but actually it was not, and we had to pay £8 each extra ( per day) , so website needs updating to make this clear to people wishing to stay there. Some people have said that the pub across the road was lovely with great food at a reasonable price. We took a walk to have a look, and the place is very run down and dirty, cannot comment on the food served as owners were away so no food available, but we would not have eaten there anyway because of the lack of cleanliness! Quite close to Gainsborough so we had a little look there . A few eateries and pubs there, and shops . Lincoln about 30 plus minutes away , which is very nice! Overall a clean and quiet place, but nothing else in the village , and on a personal note if we went to visit Lincoln again, we wouldn’t choose to stay there .

Old school guest house in a small village near Lincoln. I'm not sure why this guest house is here other than for historical and Roman reasons but we fell upon it after a long drive and it was all we needed. Quiet, clean room, with comfy bed and ensuite. Best of all was a good quality tasty cooked breakfast next morning served in a pleasant cordial manner. Value for money and a nice experience.

After a longer than expected journey due to dreaded roadworks on the A1 we were welcomed by our hosts who helped us to our room with our case. Room very clean with everything you could need. Breakfast excellent quality and well cooked. I would highly recommend the Black Swan and the local pub the Ingelby Arms just a very short walk away

Very homely.

I was more than catered for. The hosts were friendly and extremely helpful. Due to the weather the windows had to be open and the road and road junction were very noisy, it’s not the fault of the owners at all, just a shame how busy the roads were.

John was very helpful before we came. Graham greeted us warmly and Judy provided an excellent breakfast. Our room was spacious and comfortable. Could not recommend The Black Swan more highly.
