On arrival checking in was made easy by the friendly staff, I was giving all the information needed about my stay and made feel very welcome. The grounds are beautiful and I very much enjoyed taking my outside. The staff were exceptional and made my stay so enjoyable and I will certainly be back.

Large clean room and bathroom .
Very comfortable bed ,
Plug for kettle not easily accessible.
Outside window frame badly in need of repainting.
Dinner and breakfast good.
Best steak I have had for a while.
Grounds require tidying, front door could be spruced up as first impressions are important

The hotel itself was in a run down condition and needs a lot of money spent on it. My room, had windows into the atrium so my view was of stairs and walls. It also meant there was no airflow, and on this very hot summer, it made it difficult to sleep or be comfortable in any way. The lights in my bathroom did not work, which I mentioned to the staff, and the door self closing mechanism did not have a soft close function so that I was woken each day before 5 am by the slamming of doors.
The room had layers of dust and cobweb around the windows and on the curtains and needed a thorough cleaning, The lighting in the room is also poor as I had to get down on hands and knees to find something I had dropped because there was no enough light to see.
The included breakfast consisted of a buffet of fruit, yoghurt or cerials. On my second day I had a cooked breakfast of scramble eggs on toast that were disgusting so much so that I could not eat them and sent them back. You don't fry scramble eggs. My evening meals were mediocre at best for quality, and the portions minimal, and at the price was outrageous.
The bar was reasonably priced, but stay away from the pumped beer unless it is later in the season, I was there early to mid july, when they have had more custom. There was only one local beer on tap and when tried it tasted awful as the pipes needed cleaning. I don't drink wine or spirits. Also you may have to go find someone to serve at the bar.
Ran out of space, there is more.

If you are in the western lake area this is a great location. The hotel itself was once a private resisdence, which has been used as a hotel for many years. It apparently has just been sold to a new owner. It would be fair to say its a bit tired, but thats OKin our view. The garden is nice and sitting outside for a drink very peaceful. The staff and manager (Amy) were really nice and helpful. The rooms are good, and the shower really powerful!!
Breakfast excellent and whilst we didnt have dinner, the food looked really good.
Try this place, the building is lovely and they want to make it better. We'll go back

Had a 2 nigh stay here. The staff were really lovely and helpful in any way you wanted. The hotel is run down really, it looks awful from the outside, the smoking bins were not emptied although the gardens were nice the hotel did not match it. The widows were looking rotten with all the paint coming off. The bed was really uncomfortable, very noisy when lying down. The rooms could to with TLC. The meals were really nice evening dinner and breakfast no problem there.
I felt really sorry for the staff on the front desk, they had to do everything from checking in, serving breakfast, serving evening meal and also work the bar. Even after all this they were really lovely.
This could be a really lovely place if it was done to a good standard. Even coaching breaks would be a good idea for them to get people in rooms and try to help.
Overall - we had a nice break but as it is we would not be going back maybe until it has had a good overhaul. I suppose if you were backpacking round the area this would be ok for a 1 night stop gap but really nothing else.

Location was good and grounds are spacious to sit out and wander about on a dry day.
Building and room in need of some TLC.
My room had a burnt iron mark on floor, telephone had no line, staff said they were updating lines. Kettle leaked when it boiled. Side table lamp didn’t work.
Dirty marks on bathroom door, bath in need of a good scrub.
Had no hot showers during my 2 night stay. I called from my mobile, spoke to a gentleman asking to check it in the morning.
The tv remote didn’t work, had to go to reception to replace the batteries, still no luck, staff member came back up to my room to switch on tv by pressing buttons on tv panel.
Unfortunately I had to switch from main switch as remote was not working.
The following morning, I let the reception know that I’d had a cold shower and remote was still not working.
She said she’d make sure it would be seen to.
Second evening I switch on the shower (a dated turn dial switch to put on) Left it to run for 5 mins…no hot water again. I went down to reception annoyed as it hadn’t been looked at. Personally I think they’d switched the heater systems off. Another receptionist said that the guests must all be having showers which may affect the water.
I looked at her and said that she was fibbing me off. She refunded £40 but that’s not the point, that didn’t solve the problem. She wasn’t apologetic, didn’t care. She said wait 20 mins-had another cold shower. There was no staff when I left, I left key on the desk. Poor service!

This is a lovely hotel, just in need of some TLC. My advice would be to not stay in room 23 - it was in a very odd place in the hotel, dark and under staff accommodation and they were very noisy. Not a lot of sleep was had. Apart from that, the hotel was great. Food was ok, coffee machine made great coffee. Best thing was the staff - they were lovely. Made us feel so welcome. Would stay here again in one of the main house rooms on the first floor.

Smashing location - nice accommodation, don't be put off by the somewhat weathered exterior of the building. Clean and comfortable room, OK breakfast, nice evening meal, though note that if you book dinner the drink they offer you is NOT included, which only became clear at checkout! Great location, competitive price, nice grounds. Dog friendly. Pleasant and helpful staff, though a very small team

Sadly this is one of the worst Hotels I’ve ever stayed in, I find it funny to think that it causes itself a boutique hotel. Lovely gardens and that’s where it stops. What I loved was the fact that my room was right next door to the main road, so the idea of sleeping was an impossibility with traffic passing right next door to the window all night Long.

I was confused by the reviews on this hotel as they swung from terrible to fantastic. I found the place perfect for my stay, while doing the coast to coast walk. The staff were all friendly and helpful, the breakfast was good, the bar was good, I didn’t require an evening meal. The room was clean as were the facilities. There is really nothing nearby, (by foot). The building is old and does need a lot of work, but this didn’t affect my stay. The room furniture was also a little ‘tired’, but my stay was comfortable.

The property in a previous life would have been amazing. It is very run down and needs a complete update. Staff were nice.Breakfast was ok We asked if we could have the radio on as it was so quiet in the dining room but that was broken as well.
Unfortunately our room was not ideal. The bed had a mattress with springs popping out very uncomfortable. The bathroom had loose taps. The wiring left a lot to be desired and it had lots of cobwebs. The grounds were nice but again they needed some attention.They did take some money off the bill due to intermittent internet and the tv not working.It was a real shame as the photos make it look lovely. It was an ideal location for us but just not up to scratch.
