Staff extremely helpful and provided help when needed. Close proximity to everything. Loved it

The hotel is located close to the Ca' d'Oro vaporetto (waterbus) as well as the Fondamente Nova stop, making it incredibly convenient to get around, including a direct route to the Biennale Gardens and the airport (respectively). The neighborhood itself is cute and doesn't feel overly touristy and wasn’t too crowded - One thing to note: if you approach the hotel by walking from the opposite direction, you have to navigate two block-long, very narrow alleys. As a solo female traveler, I had no issues and the alleys are well-lit, but they might make some a bit nervous at night. The Rooms: Room 503 (Ground Level): If you are assigned this room, ask for a change immediately. It was terrible. Because it is on the ground floor, it smelled incredibly musty and damp, and the bathroom had a strong sewer odor. To make matters worse, you cannot open the windows to air it out. On one side, outdoor tables are set right next to the window, meaning cigarette smoke blows straight inside (and leaks in even if they are closed) On the other side is a stagnant waterway, which began to smell during the warm week I was there. The Second Room (+1 Floor): After switching, this room was fine. The bathroom was a bit older and the shower was quite small, but the bed was very comfortable, and the AC/cooling worked well. I was also able to open the bathroom window to let the room breathe, as it faced a small, quiet interior patio between the buildings. It’s not terrible.

Breakfast was excellent. Room was clean.

I was given the special room in the top floor of this hotel. The bedroom was spacious and clean. However, the bathroom is very small and awkward to use.

The place isn’t much to look at when the boat docks but step inside and it is quiet and peaceful. Front desk staff, Simon and Ned were extremely helpful in their explanations. The room was large and beautiful with strong water pressure in the shower! You can enjoy a full breakfast everyday and in the afternoon a room is set up with coffee, tea, pastries and there is wine for a fee. They arranged transport for us from the airport to hotel and hotel to Chioggia for our cruise and all was on time and professional.

Amazing corner room with canal view and high ceilings and chandelier! Front desk super helpful! They had a porter roll our 2 suitcases 2 blocks to main canal for water taxi to airport! A gem in Venice! Quiet part of town.

We enjoying our stay very much! We loved the afternoon coffee/ pastries available to us. The hotel is in a great location to get to Vaperetto, and to just about anywhere! The staff were are very welcoming and kind. I even needed ice daily for my post-knee surgery, and they accommodated with no problems!

The rooms were comfortable and clean. The staff is friendly and helpful. The breakfast was very convenient and had good options to choose from. We enjoyed our stay very much.

Very comfortable beds including the sofa bed, which is rare!

The location was great! It wasn’t too far of a walk from the main hustle and bustle - the hotel itself was in a quiet area which was perfect! The breakfast buffet was delicious! The staff were very friendly! The room was clean & spacious. Overall 10/10 stay and I’d do it again!

The staff were very helpful. Matteo made reservations for us at a restaurant frequented by locals as we were looking for an authentic meal. He also made several helpful suggestions for things to see and do. We had a beautiful room and the linens were very nice. A short walk to the water bus. We would stay there again.
