SCAM!!!!! Trust me, you NEVER should book with them. I booked a 9 night stay and NEVER got a hold of the Noil property manager. I spent the first day in Tulum over 5 hrs just to get a hold of the property manager, their phone number was not working and they never message me back through the Expedia app. I even went to the property and found someone that lives there, she said there is different property managers for each apt so she had no idea how to help me. But please know that when I went to the property, it was very far, NOT walkable to anything close to downtown, WIFI and service was close to non existent and Tulum does not allow Ubers so you must take Taxis everywhere which are very expensive (around $30 to $40 us dollars each way) so in that aspect this property is definitely not ideal to stay in either. Also the streets are not even paved so when it rains its extremely muddy and most taxis dont even want to go that far in where the property is located. Overall, the pics may look like a good place to stay and cheap for Tulum prices but its a SCAM! We encountered a group of Australian girls that were also scammed by that same property and by another Tulum property (apparently its a thing) so be very very careful who you book with. Thankfully the amazing customer service of Expedia they were able to relocate us last minute to another similar property (Nhoa luxury hotel) since they couldn't even get a hold of the property manager multiple times either.

If I could give zero stars I would. Area has no service, property owner does not send instructions to check in and their number does not work. I had to pay 5x as much for a hotel for the night because there was a big even in town. Terrible experience, ruined my night in tulum completely.
