Located on the shores of Lake Rotoiti, the hotel offers gorgeous views of the lake from some of the rooms as well as the restaurant.
The hotel itself is located 16km outside Rotorua, so a car is essential. It has a great restaurant and bar - both with excellent service!

Place was pretty clean. It is a little bit outside of Rotorua but priced well. The place could use an update but it was clean and the staff was nice. I have stayed better places but have stayed at worse.

The location of the hotel is very beautiful, just by the lake. We got a lake view unit and we enjoyed that in our stay. The hotel also offered kayaking, which we did in the lake and enjoyed.

It’s not as close to Rotorua as you might think. No lift so that was a bit of problem. Breakfast was pretty good.

There were many maintenance items needed for our room, which I noted for the Reception staff. However, none of these was attended to until I gave a reminder 24 hours later.
The door to the balcony would not lock, hence my unsafe rating.
We were unimpressed with the breakfast and dinner, largely on account of the unpleasant "concierge" on duty. The choice of food available was rather limited.
We got the impression that we would have fared better had we been members of a non-English speaking tourist coach party.

The room was pretty clean and the bed was comfortable. Sadly that’s the only good part. The whole place seemed neglected and run down. Paint was peeling on the bathroom walls, dead dragonflies in the hallway windowsills. It was probably a lovely property 20 years ago but it has not been maintained. Even the patio furniture by the lake is in need of replacement. We weren’t expecting top luxury, but we didn’t feel it was worth the money we paid.

The property is in a nice spot and the staff are nice, but it is a little dated. Also, the only accessible outlet by the desk was far from the desk and under the aircon, which was dripping over the outlet. I ended up using an extension cord to reach the outlet by the bed across the room, but it was a stretch.

It started with a dirty carpet at reception, for a supposedly ( wedding and conference centre) there was cobwebs around the windows, hallways and stairs were very tired. Window frames and wooden blinds were stained and scorched with the sun. Also in the rooms our sink and toilet was stained. Very limited staff, had to ring a bell in the bar if you wanted a drink, never saw anyone at reception over our three night stay other than check in/out. Overall just very untidy around the building, I’m never one to complain but I would seriously never stay there again and wouldn’t wish anyone else to do so either ( you have been warned).

Nice location, 15 minutes away from down town Rotorua. View front of the lake, friendly staff. It requires some upgrades, but room was very comfy and clean.

Rooms are really old. Bathroom/toilet have a huge opening which can be seen from the bedroom/room. I would not recommend this place to anyone, picture on the websites are highly misleading.

They say they staff the front desk until 10:30pm, but they don’t. They never answered the phone even once when we called during the time the desk was supposed to be staffed. Forget it if there is something wrong with your room - ours was missing a remote for the HVAC, and the other room we booked the water came out of both taps HOT HOT HOT. There was no help to be found. It was like accidentally stumbling into a ghost hotel with no staff. Uber does not want to come there, because it’s a 20-25 minute drive to get there. So we wound up waiting 30 minutes for an Uber the first time, then we wised up and ordered the Uber at a specific time so that we knew we could get a ride. The pool is not heated. Breakfast was a typical hotel buffet breakfast - which might be the best thing we can say about the place. We wouldn’t stay there, again. The staff we did manage to find and interact with were polite. I felt sorry for them, because every single person who checked out while we were sitting in the lobby had something wrong with their room.

Wall paint chipped and coming off. What appeared and smelled like mold was around our shower heads and ceiling of the bathroom.
No greeting or acknowledgment at the door from staff or help with bags (we were on the second floor and there is no elevator).
When we arrived to check in there were no other cars in the parking lot or people to be seen but they told us we had to wait for our room be cleaned.

The reception desk was not occupied, but friendly staff once we could locate yhem. Rooms were not ready and in need of a deep clean, no milk or soap in our room. Water is undrinkable. The facility is really very tired.
