The room is a basic no-frills space but has everything you need for a comfortable night's stay. The room was clean, and the bed and pillows were very comfortable, the wifi worked well. The price is fair for the quality and location. There's free street parking overnight but you will have to move your car before 0800.

The hotel is unattended, so entry through key codes. The room was adequate and towels changed midway though my stay. HOWEVER…the room was freezing cold on my arrival, the radiator did not work, so I rang the “Customer Services” number and spoke to a lady who said she would speak to the “on site” team who “live on the ground floor”. After thirty minutes I heard nothing, so I called back. The same lady said the on site team should come to my room to tell me the boiler was not working and that an engineer had been called. No one visited my room to tell me this so I knocked on the door of the “on site” team to no response. In addition, the hot water in the shower was fine, so I do not believe the boiler was faulty at all. Needless to say no engineer arrived and I spent a freezing cold night in my room on the first night. The next day I rang the number again but now no one answered and so I left a lengthy voicemail, telling them how dissatisfied I was with no heating in the room. Luckily I borrowed a heating device from a friend for the rest of my stay, but no one rang me back or contacted me regarding my voicemail. I saw no one else in the hotel during my stay and there was no one “on site” as list came for the hotel on the Friday which was still sitting there unopened on Monday. In short, I was lied to by the lady on the phone about there being an on site team and the faulty boiler. A complete lack of customer service with a dose of deceit.

Good communication around check in, and easy access to room. Poor shower, cramped room, broken door handle, generally tired property. Bin had not been emptied from the previous guest. Location is excellent but I wouldn’t recommend the hotel and wouldn’t stay again.

Excellent reviews, so I booked in March to stay in August. This was important as I am disabled & have very little use of my hands, so someone would be available to provide access & I wouldn’t need to leave the premises for breakfast. When I arrived, no one was present/answered the phone number on the sign. Without Internet access, I called my wife & found that there was now ‘virtual’ check-in with room access via a key safe on the door; an extremely problematic process for me. In the room, I found different contact details, so I contacted them about breakfast arrangements. I received no reply, so I tried again, only to be told that the property had changed hands & was now room only. If I was aware of this, I would have cancelled my booking. The room itself was reasonably clean, but the window ledges were covered in sand & there were pieces of a child’s toy on the floor, so it hadn’t been vacuumed. The sink & splashback were covered in a mix of toothpaste & saliva & the shower gel dispenser was empty. Given the sluggish response to my earlier emails, I cleaned these myself/used my own toiletries. The room was adequate, but not as clean as the reviews suggest, with no on-site ‘customer service’, so the property is not disabled-friendly. Given that the reviews I booked this stay on related to the previous owners, & no one told me that it had changed hands, I was clearly mis-sold this booking. Be aware that the property is now available on a room-only basis

Excellent location. Room small. Clean with ensuite and well equpped with hairdryer and iron and iron board chest of drawers hanging space. Tea and coffeemaking facilities. Fine for the night out of you don't need human contact as all done remotely

Excellent setup, easy to enter, understand, room was very clean, modern, quiet, in the middle of town centre. Dog friendly. Everything was new to brand new, bed very comfortable, even biscuits which was better than a US named one on the front prom and a Windermere £85 p/n. An additional chair would be nice but bathroom was pleasure compared to US named near by. One excellent overriding factor which others missed was the requirement of 'in case of' which I found this detail showed the amount of thought put into guest experience and thoughtfulness. Stay: One night and I had booked elsewhere the new one is not a patch on This. If you need one or several nights, clean tidy calm comfortable minute from TC You will Not go Wrong booking this. #Kudos

Fab hosts, great breakfast, comfy bed

This was absolutely ideal for me. I had stayed in Blackpool many times, and this was the best experience I had ever had from comparable B&Bs. The room was bigger than others that I had stayed in. Spotlessly clean. Ensuite toilet and shower. The host Kerry and Mark are marvelous people. Finding a B&B like this in Blackpool is like finding gold, needless to say I have already booked up for next year.

Mark and Kerry are great hosts! they really go above and beyond to accommodate the guests. I am a vegetarian and Kerry offered to get vegetarian sausages for me for breakfast. I rated it excellent in all aspects because I find that you get a fair content for the price you pay. The hotel is small and quite dated, but clean and well located. It is fairly priced for what you get. The location is walking distance to Wintergardens (center), shopping centers, pubs, restaurants, coach station for busses to Manchester (it was very convenient trip to Manchester), beach and train station. If I ever go back to Blackpool I would stay there again!

Owners were friendly and very very helpful. Room was compact, but as expected. It was clean and tidy with good shower. Breakfast was excellent and a nice little bar area to chill in
