There was no check-in or anyone available.The room was small for a double, and the en-suite TINY! You had to open the shower door before you sat on the toilet otherwise you would bump your head when getting up!! The breakfast items in the room were good, but I had to find someone to ask if they could be replenished on day 3. I managed to find some cleaning ladies in the carpark to ask about this. It was replenished, but the bin wasn't emptied and the room and bathroom were not serviced throughout my 3 night stay. I received an email from Simply Stay thanking me for my booking and stating the price that I was supposed to have paid. This was in fact nearly £30 LESS than I had paid, apparently via Hotel.com. I queried this and was told to take it up with Hotels.com. This I did, along with the details that I have outlined in this review, hoping for at least a reply or explanation. I have not had any reply, so I am expressing my views here.

Room was lovely and clean, all I needed for a one night solo stay. Loved that there were breakfast options provided and plenty of tea bags and milk! No complaints and would happily stay again in future!

The heating was not working only a little oil radiator in it had to borrow a quilt from my daughter to sleep as was 6 degrees outside

Kitchen was great for cooking. Food was in the room for safekeeping

The room was quite basic, the duvet was thin, it was single-pabevwindow overlooking the main room. The room had everything that i needed, but wasn't particularly comfortable. And the continental breakfast was a tin of beans and slices of bread. It was quite strange. However, the fact there was a universal kitchen was a positive!

The room was clean bed uncomfortable springs felt. no heating boiler broke only bread butter and yogurt for breakfast no tea bags just coffee noisey residents next door till 1 am

Clean room, basic needs provided, calm environment, convenient car park

There was no heating, so the room was quite chilly. The external doors were stiff to operate and anyone less than 5 ft 6 ins tall would not be able to reach the code lock which is mounted very high on the main entrance door.

Stayed for 1 night, large clean room with easy access to town via foot or bus, diy breakfast works , mattress could of been better and a little noisy as close to the road, but good value for a no frills quick overnight stay

Poor quality room , not very clean elec lights missing parts , bare thread carpet with iron burn , toilet tissue holder-on floor on arrival ?? Continental breakfast ? Few itemsin fridge .. tin of beans milk, sml cheese , 4 slices of bread in a food bag. Receipt said £77 payment , which ment hotel . Com paid commission as i was charged over £90

Great hotel very good value for money

A little strange having no staff about, DIY breakfast. The room was spacious and clean. Good night sleep. Good value for the money.

Room 2, Hamilton, 2 Hamilton Rd, Lincoln - 18/9/2025 Available parking was helpful, though tight against side & back wall. Room was noisy as it was at the front next to a busy main road. Funfair nearby also very noisy (not Hamilton’s fault, but did affect the experience). Had to have shutters closed in room all the time for privacy, made it dark and needed light on all the time. Huge orange outside light illuminated the room all night. Front door of property was difficult to keep open when bags were at the bottom of the 3 stairs so trickey to retrieve and keep door open. 2 seater in room was ok but it really needed 2 chairs and a table instead. Breakfast food was welcome. Room was clean and facilities worked ok. I would give it 3/5 or 6/10 and would look elsewhere if I stayed in Lincoln again as I didn’t get much sleep.

Pity there was no tea bags available

Room was small, bathroom no room to swing a cat whilst sat on toilet knees were touching wall, black mould in shower so did not use, lack of plug sockets, cob web behind door been there awhile, walls cracked especially by window, will not stay again

First night was ok when i found the kitchen and bathroom. Second night all downstairs smelt of drugs Room was clean.Breakfast was not was advertised.When i wanted thebathroom last night before bed a lad and a lass was in there for a while and i needed the toilet.I would never stay again

Fantastic little stay at this place. You can really see that they have put some thought into how they do things to make yiur stay enjoyable. The bed was comfortable with fresh and clean bedsheets, the bathroom was clean with clean towels. The continental breakfast thatnis left in the room is a great odea. Simply pick up what you want, take it down to the dining area/kitchen area and prepare. I really enjoy it and will be back. Good budget hotel, staff friendly, breakfast good, good kitchen if you needed to use it, will go back there next time am in Lincoln.

No check-in and no keys. I was simply send lock codes. Given that I was arriving and leaving at unusual times this was ideal. The room was basic but it had everything I needed, including a fan, which was great as it was a warm night. One parking bay per room. Breakfast was provided in the room, with milk and other bits in the fridge. Would definitnely stay again.

Ideal stop and nice area. Breakfast was ok
