We had a junior suite which was exactly as shown , very clean with everything you could want . Even had a pod coffee machine which was for us a great addition. Staff were very courteous ,helpful and obliging . Check in/ out was so easy . Great location , short walk to tram line . Will definently be staying here again.

We stayed here during the F1 Aus GP so the prices were extreme during the event but this was the same everywhere. We chose this accommodation for it's close walking proximity to Albert Park & found there were plenty of food & dining options easily accessible. I will argue that the Junior Suite we booked isn't really a suite, more like a terribly layed-out studio apartment. There is no fan or air con in the bedroom space, the bathroom is uncomfortably small. The lighting situation was awful, we couldn't manage to switch off the kitchenette lights at all & the bathroom had an auto sensor so if you needed to use it during the night, the whole place lit up with bright light. The only way around this we found was taking the room key out of the activation sensor at the door which meant no electricity during the night (chargers etc). Frustrating but not the end of the world. Room was suitably clean and the kitchenette was well equipped with a large fridge/freezer, small cook top, small dishwasher and cutlery/crockery. So we bought plenty of groceries to make small meals ourselves. We did have to ask and wait until some fry pans were available as they dont have enough for each room. Overall, we were grateful to find this place during a very busy time for the city and it had all we needed. Solid 3/5 stars

Good location for F1. Nice corner balcony with good view of Albert Park and the bay. Unloading car was tricky as no check in parking available. Staff were very friendly but could not help with any of our requests other than room selection with reservations. No Nespresso, coffee machine or French press. Housekeeping was hit and miss. One day it was great, another day just replaced the towels and took out the trash leaving the bed in disarray and the carpet in need of vacuuming. Windows and railing glass need to be cleaned. Laundry room was nice option to have. Overall enjoyed our stay. Some attention to the details and a coffee machine would go a long way to make this a great stay.

Hotel condition showing age and wear&tear…a little bit tired. Staff were friendly, but often not at reception, had to wait for them to appear, and everything took a very long time. example - key card for elevator had to be “re-activated” 3 times during 2 day stay. Overall ok, but not sure I would stay again.

We recently stayed at The Kinson and overall it’s decent value for what you pay. The rooms are a good size, the amenities feel quality, and the location is quiet for a major city, while still being close to public transport. That said, the cleanliness and maintenance need work. We found dirty towels in our room, mould at the base of the shower, and some of the kitchenette cabinetry was loose and crooked. We also overheard other guests at reception mentioning similar issues. I wouldn’t say avoid it completely — the bones of the place are good and the value for money is there. With better cleaning and some basic maintenance, it could easily be a much better stay.

Absolutely terrible experience at this hotel. We booked a 2 night stay, and we arrived around 11:30pm. When we got into our room, we found that it was in absolutely terrible condition, dust everywhere and the toilet seat was yellow, feces on it. My partner tried to clean it, to see it was a stain, but it was all coming off when wiped with toilet paper, which was disgusting. I also have a severe dust allergy, and we had told the hotel about this with the booking and they obviously didn’t care. We called the front desk and they said they can’t do anything about it. When I asked if they can give us a different room, he took us to another room, and that was even worse! The toilet was disgusting! So we checked out of the hotel, at 11:55pm, and thankfully found a booking at another hotel. Since this has happened, I have tried to get in touch with a manager to make a complaint so this not happen to anyone else. But everyone has been giving me the run around - every day it’s a different excuse regarding why the manager is not in. I have sent multiple emails as well and no response. And of course they have told me that I cannot get a refund - even though we were literally in the hotel for a total of 15 minutes before we left! Absolutely terrible! I would suggest no one to stay at this hotel. There are a million better options. It’s a joke that they call themselves 5 star!

We had a family room withbalcony which accommodated our two adult children and us. Twinbeds worked great for our adult twins. The kitchen facilities were more than we expected as we ate in most of the fime after busy days. The location is top notch for St. KILDA beaching and getting to the aussie open tennis. The staff was very accommodating and helpful in all ways.

The room I was given did not reflect the photos, I brought this up and was then told that the photos were old. I booked the Studio Bayview Balcony, but my balcony was facing into someone else’s bedroom while the photos showed the balcony facing the bay.

I consider myself pretty well travelled and I’ve never felt so unwelcome during the check-in process. No smile, no friendly greeting, nothing welcoming at all. The room keycards that were issued did not work and when I came right back down to get it fixed up there was not even a word of apology for the inconvenience. And to top all this off - the advertised $25 per day parking is ONE ENTRY AND EXIT PER DAY. And it is actually $30. So if you think you can come and go as you wish for that daily fee, well, you can’t. Never experienced that before. Room was average - balcony filthy with multiple cigarette butts, bath badly needed replacing/resurfacing, couch very tired…..
