Beachscape Kin Ha Villas & Suites

The hotel is excellent. I have been there about six times, is obvious this place is my favorite. Unfortunately this time the beach was really full of the sargasso that invade the area. I was there for 15 days and for the first time I wasn’t able to go to the beach in the whole trip. Hope to go back but on different season because at this time of a year only the swimming pool is clean. The breakfast and the staff is really friendly and helpful and the view from my room is awesome.

Everything was just as described. The room was clean and the breakfast buffet at the restaurant was delicious. The staff were always around and very helpful and attentive.

It’s my 3rd time staying at this resort and it’s always been a good experience. From the service, food and room quality.

The location was perfect, Beautiful view from the pool to the beach. Even though it wasn’t clean but we expected the sargassum seaweed season. I dislike that we had a room with a view to where they were doing construction work of the property. Breakfast choices were perfect and delicious. The restaurant was great. They made our stay very enjoyable. Anyone who wants to stay here won’t regret it. Thank you!

We love Beachscape. This was our fourth time to stay here over the years. It is always clean and the staff are so friendly. The food and drinks at the beach are delicious and not overpriced to gouge guests. The rooms are spacious. There is always hot water. We couldn’t think more highly of this place

We would like to extend our special thanks to Vanessa Garnika M, who truly went above and beyond during our stay. Her professionalism, kindness, and dedication made a significant difference in our overall experience. We also greatly appreciated the efforts of the housekeeping staff, who ensured our stay was comfortable and pleasant. In addition, the support provided by the reception team, business services, and the entire cleaning personnel was excellent. That said, we feel the hotel itself aligns more closely with a three-star property. Despite its upgraded rating, many aspects of the facilities appear unchanged over the years, including the furniture, utensils, cookware sets, and room interiors. Unfortunately, we also encountered a roach infestation in both our villa room and the hallway, which was concerning. Additionally, while it appears the hotel offers weekend passes to local visitors, we believe security measures should be strengthened. During conversations with other vacationers, we learned that several guests had beach towels stolen over the weekend and were later asked to reimburse the hotel for the missing items. We would recommend implementing a separate towel system for local visitors to help security improve track usage. We also personally experienced an uncomfortable situation when local visitors occupied our beach recliner while we were in the water. Improved monitoring of guest areas would help enhance the overall guest experience and sense of security.

This is my favorite place in Cancun. The rooms are spacious and very clean. It's on the best beach in Cancun and very close to a big supermarket. They gave me a free upgrade, welcomed me with a bottle of wine, and since it was my birthday they decorated my room — it was a great surprise. Staff were amazing. Highly recommend!

We've been coming to Beachscapes on/off over the years since 2015. It has one of the most amazing beaches. The water is always calm and the only waves you experience is from the people renting jet skis and boat owners. Over the years we noticed some great changes they've made, some include a heated pool palapas with an included table for items and 2 beach chairs per palapas. There are rules for them which include no reservations by leaving items or towels on them for long hours. We will be back soon with more of our family. The restaurant within Beachscapes serves great food from 12pm to 10pm. If you feel like venturing out, you can take a half mile walk to many restaurants and hang out spots. One of our favorites was Tacos Rigo. Thank you to the wonderful staff at Beachscapes for making our experience great over the years!

We enjoyed our stay . The place was clean . Nice pool and in my opinion they have one of the best beaches in hotel zone . Beachscape is a nice location . Family friendly . Everyone was nice . Our room was basic but we have everything we need . I will recommend it to my friends and family .

I love this hotel! I Keep going back. The rooms are oversized and super comfy! My only comment would be that I got a connected room and could hear my neighbor coughing nonstop. Other than that I will be back!!
