Please do not be put off by the negative reviews. I was worried after checking the reviews after booking the reservation, but the hotel and room were clean. Fresh towels and sheets were provided. There is an electric kettle with supplies for making quick tea. There is good parking at the back, and a bus stop right in front of the hotel. It was not noisy. The staff and other guests were polite. The hotel also has a lovely little dining room. It is clearly stated that towels and bedsheets are replaced every other day, which we were fine with. The check-in and check-out process was quick and hassle-free. Overall it was a good deal.

The room (sleeping 3) was clean and spacious. It faces the back, so it was quiet despite major road and traffic going by the front of the building. Convenient location: Shopping center with Aldi is in 10-minute walking distance, and bus stop with connection to the city center right in front of the hotel. (You don't need a car in the city of Edinburgh). Staff wasn't overly friendly. The gentleman working at the reception disappeared when he saw my heavy suitcase...So did housekeeping upon check-out. Please provide lock boxes in the rooms and some shelves in the bathroom. Overall, my stay was pleasant and served my needs. I would stay there again (with less luggage...;))

My room was clean, acceptable and the bed was comfortable but had no heating upon arrival and for the first night. While the staff did find me a fan heater and then an electric heater, along with an extra quilt upon request it was not ideal. Also the walls are paper thin as I could hear next doors antics in the middle of the night, as well as people shouting and drunk. The second night he had got my heating working but was also extremely noisy all evening people arguing next door.

⭐️ 1/5 – Absolutely disgraceful experience This was hands down one of the worst hotel stays I’ve ever had. From the moment we arrived, the staff made it very clear they did not want to attend to us. There was one Greek staff member in particular who was outright rude and dismissive. He seemed to live in what looked like a room next to reception and acted as though coming out to do his actual job was a personal inconvenience. Our room was NEVER cleaned in the four days we stayed. Not once. For £307 for three nights, the bare minimum expectation would be a made bed and fresh towels daily. Instead, we were met with attitude when we asked at reception. We were told, with visible annoyance, that towels would only be changed if we threw them on the floor. We did exactly that and guess what? Still no towel change. I had to repeatedly ask for clean towels just to shower, and each time I was made to feel like I was asking for something unreasonable. The attitude was shocking. The cleanliness was beyond unacceptable. The cleaners are clearly not doing their jobs. The two coffee mugs provided were filthy. I will be attaching photos because it was genuinely disgusting. The toilet was dirty, surfaces were dirty, everything felt unclean. This was not a hotel-level standard by any stretch. The whole place felt more like a poorly run house share or room accommodation pretending to be a hotel.

Genuinely the worst experience I have had at a hotel. I haven’t felt so uncomfortable in my life in another accommodation. The person at the main reception had no respect and an attitude problem from the moment we walked in. When we got to the room, there was an unknown red substance on the wall, hair in the bed and on a freezing cold night in Scotland, no working radiator. I made them aware of this issue, they provided me a small heater. I advised I couldn’t leave it on all night and the response I got was an abrupt ‘sorry about that’ as he walked out the room. I was expecting at the very least a sincere apology and a room change but this was never offered and just assumed we would be happy with a tiny heater. As my partner and I were VERY uncomfortable and couldn’t stay in a room without a working radiator, we made the decision to go home a night early. When I handed the keys back, the attitude we got from the owner and disgusted look was horrible. I let him know I was uncomfortable and unhappy and that Expedia have contacted him to resolve this multiple times but he refused their calls. If you ever come to Edinburgh, never even think about this hotel. The worst one I have ever been to. Save your money or spend on a better place. It’s worth it.

Staff at the reception is not very welcoming. Was very harsh with us. Our first visit to Scotland and our stay was a very bad experience. Only once in 4 days of stay the housekeeping person came to clean and did not change the sheets on the bed at all. Very bad experience.

Microwave was removed from property, listing said it had microwave and refrig. The fridge was downstairs in dining room that was shared with all guests at hotel. Caused a huge inconvenience as we were unable to put things in the fridge after 10p and had no microwave to reheat. The prices were tripled because of the festival . The internet was out half of our time there. These 2 things caused us extra expenses (not able to eat left overs, had to pay for out of the country internet services while the internet was out) that we weren’t prepared to pay. Manager was no help with directions how to use bus services and was extremely rude. Housekeeping services were every other day. The housekeepers were awesome but the manager wasn’t available at the desk before 11a and after 10pm. I wouldn’t stay here again. 8 nights equaled $3,000 American dollars with no internet and no microwave . No fridge in room as claimed on sight. Will be filing a complaint with Expedia.

We were greeted as an inconvenience to the staff that we’d dared checked in. The bed was comfortable and clean enough so if you’re staying for one night and need somewhere this might do but the room wasn’t particularly clean and the bathroom had mould all over ceiling and floor surrounding the toilet. It had the worst shower I’ve had in British hotels with a trickle of water you couldn’t even stand under it as the shower head holder was fixed in place. We didn’t even bother with it the second morning and checked out feeling a bit grimy to travel back home.

Also the room we had was not very sound proof and couldnt sleep as could hear people slamming doors and also could hear noise from cars and the street.

Convenient transpiration into the city center, but don’t count on any amount of hospitality. The commitment to no early check ins goes as far as to just have the door to the hotel locked until 3, even when someone is sitting at the desk in front of you. There was a partial roll of toilet paper in our room and it took us over 24 hours to find someone to get more. No one services the desk, there’s a sign indicating to ring the bell if you need anything, but no bell exists. It’s a place to sleep, nothing more.
