Positives: location to amenities. Next door to The Pines shopping centre. Free wi-fi and parking. Negatives: very run down and grubby with a musty smell. I paid extra for a deluxe room as the photos showed a renovated modern room but it was lipstick on a pig. Very cheap, DIY feel, cosmetic changes. Both sinks dripped and had poor water pressure. I had to boil the jug to wash up as the hot water was not hot enough. The outdoor seating was covered in bird poo, inside I found a dead crusty gecko and a live cockroach in the shower. The smell is probably what got to me most, the place had a musty old man smell, including when walking through the property to enter/exit. The spa was broken and being worked on and the games room is so run down. Due to the large number of renters (residents) I also felt like I was intruding when walking through the complex to enter/exit. The room has VERY thin windows and as a result was quite noisy due to the room facing the loading docks of the shopping centre and the hotels car park / bins / smoking area. Cheap ready made curtains provided little privacy and the lighting layout in the living area was poor, one switch for the whole kitchen/living/dining area that was either all lit up or not all. It served its purpose but we will not be back.

Room didn't seem clean despite the smell of floor cleaner. Ants, live and dead, kept dropping on the bed from a non-working light socket above the bed. Had to move the bed to other part of the room to allow us to sleep. Resort was noisy, with a group in the picnic area below our room. For all these issues, we could not report any of these due to very limited hours over the weekend that the reception was open.

location was good ..shops and bus terminal right there ..easy access to all the things i needed ..all good from my point of view

Close to shops & transport. Permanent residents were very friendly and helpful.

Great location, next to a big shopping mall. However the rooms are old. You can see through the light on the door adjacent to the other room. Can hear the conversation etc.

Kayak on the lake is beautiful and enjoyable! I also like its swimming pool, table tennis. Also like its next door shopping mall. Not expensive like other hotels, but I and my family had all of the fun. Appreciate so much ! Siyao Sun

The paradise scene was set as we drove into the ‘Bay of Palms “resort”’ carpark to be greeted by a shopping trolley partially in front of our car park spot and next to a rusted-out hatchback with flat tyres and patinated grime. We wheeled our suitcases along a buckled path past some discarded items and a range of old outdoor items. Upon ascending, we noticed the resort didn't get round to installing yellow hazard signs for the rusted-out iron framework exposed by eroded concrete. Having survived the climb from treading lightly, we were greeted with an aroma of ‘eau de ashtrays’ emanating from first apartment. As we reached our apartment we noticed the splendid views over the lake. Opening the loose and rickety “security” sliding door of our apartment revealed a basic but clean kitchen and living space. Sure, there were stains on the couch, and dining chairs were less inviting than a park bench, but it was tolerable to understand that we weren’t at Sofitel. Bedroom was simple and clean, until the small cockroach revealed itself. The high point was savoured for the bathroom, but we couldn’t decide. Would it be the mint green hue chrome toilet holder developed from coarse oxidisation? Would it be the plastic toilet cistern that is now browning and peeling after serving many years of its labour-intensive service? Could it be the poor shower screen fliction of deeply ingrained brown stains near the base. We think the ‘piece de resistance’ was the hole punched

It was a a joying room the remote from the other Operated my light and fan fan in high speed all night light coming on had no sleep requested Return of money or a free night it was not a good night still not come back to me today

Room very clean. The staff very helpful & friendly, & the setting & location fantastic. Very quiet, lovely canal more the size of a lake, with many black swans, ducks etc, lovely gardens & swimming pool. Supermarket just around the corner. A ledge for soap & shampoo in the shower was the only thing we would add.
