Clean, cosy and just very relaxing place to stay!
Host Jeffery very hospitable and helpful and made my stay very enjoyable and everything was provided in the room which was very good!

The house is surrounded by dogs so I’m told they don’t dark not even once , there are no cricket noises at all not even a bird chirping not even one . Jeffrey drove me to shopping centre for dinner on Friday . Stacks of calls how to get to warick . He even meets you at the station , now that’s what l call above and beyond service . The beds comfy , bathroom clean and tidy , you get tea and coffee in room micro wave bar fridge desk , 2 chairs even a heater central heating set to 20 ???? What a marvellous place to stay and thanks heaps Jeffrey .

The owners were lovely, quick to respond to phone calls and the breakfast was good. The location was convenient being close to the highway and the neighbourhood was quiet and felt safe.
The overall cleanliness of the room could be improved- the carpet was highly stained, the room was tired and could do with a deep clean and refurb. The towels were a little thin and well used.

Please change the rating on this establishment. It is not four star! It is not like any other B and B I have stayed in. In the description of the place it shows a lounge room, and I asked if I could sit there and have a cup of tea but the owner said it was only open when they opened it, and in the seven days I was there, it was not once unlocked. The only place to sit or be is the tiny, dark and grubby room which is like a 2 star hotel. Breakfast is only served between 8 and 9 am so if you are working it is too late. The owners are really inflexible on that (even though I had paid for breakfast, I never actually had any) - no other times, no tray the night before, nothing. If it was advertised truthfully I would not have booked there.

Location was good for our purpose.
Lack of access to only our room in the house made it feel like a hotel not B&B.
Bathroom was not cleaned. Excessive amounts of hair on the floor and in the shower. As well as bathmats on floor dirty and had hair; long and short.

The property was really neat. Everything you needed was there. In the room you had a little fridge, microwave, coffee and tea, cutlery etc.
I like the private of coming and going as I please. I had lots to do in Perth so I preferred that.
I had a rental car, but the train station is very close, so you don’t really need a car. Parking is provided though.

Very comfortable. Handy for train system 2 min walk. Train system works well. Jeffery and his wife are super helpful. You can get breakfast on site as well. You would need a car for night time eating.
