This hotel is awful. It is beyond dated. The popcorn ceilings had gaps that had what appeared to be black mold. The restaurant was awful. The only thing that was positive was its location. Had I done more research I would have stayed somewhere else. We also found marijuana in the room from a previous guest.

The location was fabulous. Cleanliness

The hotel was clean and accessible to all entertainment. The staff was very polite, but not very helpful. We asked for more coffee did not get it and when we asked about certain events, they directed us to look at the brochures that they had. They would not answer any questions. The hotel definitely needs an up grade. The ceiling in the shower was chipping and pretty dirty. The only place you can get ready is in the bathroom. Which is very small. Only one person can fit in there. They do this purposely -no outlets whatsoever in the hotel room. They can have a little table with a mirror and an outlet. But they do not have that. I found this very frustrating. It is a good spot if you’re staying one or two nights max. With no kids.

Great location the heart of Newport. Restaurant was just so so!

Parking was a challenge when we arrived. Lot full. Perfect location to restaurants/shops and shuttles to mansions and cliff walk. Bathroom - air vent did not work, bath drain slow, towels felt damp due to humidity in room and lace of shelving for wife's stuff.

Extremely busy July weekend. Expected for the season. We were paid hotel guests, parking voucher was not working, we could not find any parking in the area reserved for us. Restaurant forgot out breakfast, we waited over an hour but the staff at the restaurant was very accommodating and empathetic to the mistake. Ladies restroom was broken and closed off. Upon checkout the manager was preoccupied and not friendly. I kept saying “Thank you we had a great time”. She never looked up at us or heard me, she was yammering at the other girl at the desk.

Rooms need upgrades but you can’t beat location and view.

The hotel is on a perfect location. Stuff is very friendly. Rooms are clean and cozy. Loved the hotel and all neighborhood. Great restaurants are near and it is a perfect place to stay in Newport. My recommendations.

Great location, but that's about it. It's pretty run down and, while the housekeeping staff was super nice, there's not much they can do as the property is run down and mattresses awful. The front desk staff was unfriendly and not helpful. The $35 parking and $35 resort fee/ day made this expensive. Would not stay again

Nice day, just one night but everybody was very nice and pleasant. Very attentive. And of course it has a great location.

Property is in a great location. Able to park the car and leave it. Staff very friendly and helpful although wait staff were in short staff and yet tried very hard. Selection of breakfast items was good. Bathrooms are on the small side and lacking exhaust fans . Well stocked bar and there is music on the deck. I recommend this hotel and would return to it.

I liked being able to walk out onto the lawn in front of the Marina.
