Clean, well equipped and a friendly, relaxed base for exploring the area.

Fantastic traditional B&B close the centre of Dawlish and a short walk from all transport options. We booked last minute but the hosts Ian and Nikki were pleased to accommodate us and provided comfortable clean rooms and a delicious award winning breakfast. Only caveat is the car park is relatively tight and might present a problem for drivers of larger SUVs but Ian was on hand upon arrival to greet arriving guests and ensure the parking worked out. Wouldn’t hesitate to recommend and will definitely stop again for a next trip to Dawlish.

The hosts were absolutely fantastic they went above and beyond to make your stay perfect room we had was a delux double with sea view and it was exceptional and breakfast in the morning was amazing locally sourced produce everything on your plate was local will definitely stay again many thanks for making us feel at home

Booked a last minute stay here, were greeted by the host who was lovely from the moment we arrived! The room was clean and bathroom facilities were great! Would definitely stay again. Thank you!

Near to town centre& the sea front.

Nikki and Ian were brilliant hosts, nothing you asked was to much bother. Breakfast was as little or as much as you wanted. All fresh ingredients even the bread was baked next door, would highly recommend.

I really loved this place and the host Nikki was wonderful. I would book again.

Car parking facilities could be improved

The staff was very nice and helpful. So easy to get to from the train station. Clean and well appointed. We hope to be able to stay at Lyme Bay again. Felt like home.

On arrival the owners were very welcoming greeting us by our names giving it that personal touch. The rooms are light fresh and clean but most importantly we’re ready for us when we checked in. The location of the property is perfect as it is close to the beach. The breakfast was delicious and there was plenty of it to set us up for the day. We will definitely recommend staying there to friends and family

Lovely couple made me feel welcome and at home. Beautiful view from room and always clean and tidy although I was working late or throughout the night.

The b&b was a very clean and tidy. Breakfast was good but i don't think the staff had very good people skills. Ian didn't like the fact that when we booked in we had made a reservation with Hotels.com and because we booked with yourselves we had to change the night before to a different room as there was somebody else staying in our room. If they don't want hotels.com to make a booking why advertise with them. Nicki who served us our breakfast was very offish with us.

Clean & comfortable room with fridge. Bathroom was clean & spacious. Excellent breakfast choice. Short walk to beach & town centre. Would stay there again.
