The home is central which is good for tourists. Beautiful house, lovely rooms. Breakfast needs improvement, cereal, toast, jam, fruit, yogurt and cheese. A nice coffee machine. Breakfast table is cluttered with a bunch of antique dishes and such, when all you really want is dishware, coffee cups and cutlery. A very small area to place used items, gets messy fast. Host nowhere to be found, rings more like a self serve home not a Bed and Breakfast Sitting area outside is small but comfortable. Not a 10 but a solid 8 better than a hotel.

We loved our stay here and thought the lication was excellent.

Lovely place. Well maintained, friendly staff. Quiet and safe location. Two minor things to keep in mind. The location is a 10 minute walk to public transit, so if its raining or bad weather, you'll be out in it for a bit before you can hop on the bus. The other thing is that the single bedroom is a converted loft. It's well-done and comfortable, but cramped, especially the bathroom. If I was a larger person (I'm 5'11", 190lbs), the toilet would have been a real challenge to use. Keep that in mind if you're larger than me. I've knocked off a star because of the bathroom. That said, there's not much they can do without changing the roof line. But otherwise the house was lovely, the back garden is wonderful, and the staff was great.

Loveley alles mit so viel Aufmerksamkeit, Zimmer, Garten und v.a. das Esszimmer, Kaffe/Tee und auch Essen konnten den gsnzen Tag konsumiert werden. Etwa 30 Min. (ÖV) vom Zentrum entfernt, aber dafür eine Oase, zwei sehr gute Pubs um die Ecke

The room was spotless. Excellent quality bed and bedding. Great coffee machine and homemade brown bread and homemade marmalade. The offering of continental breakfast was second to none with fresh fruit yogurt’s cheese and pastries. Great location and very relaxing environment great nights sleep. The owner was extremely friendly and helpful.

Fantastic guest house, in a peaceful location, spotlessly clean and decorated to a high standard. Great room, comfy bed so slept well. 5-10 mins stroll from the bus stop, 30 mins on bus from Temple bar area. Continental breakfast with a choice of breads, croissants, cheese, yoghurt etc. Nice freshly brewed coffee. Our host Jack is a very interesting man to talk with. Should we revisit Dublin I wouldn't think twice about staying here again.

The house has been renovated beautifully. I really appreciated being able to park our rental car, no fuss. The self-serve coffee machine is fabulous. One thing that was lacking for me was a bit of protein for breakfast. I like a full breakfast.

I spent two nights a this b&b. You get to check in early and are meet by the most lovely host. I got the top room with is lovely BUT if you mind heat this roome is not for you. Its very hot! Good breakfast, all imøn all as expected 👍🇧🇻🇮🇪

The room was beautiful and very clean. The host was there to greet us and showed how everything works. Breakfast was great also. The best thing about Avoca House were the friendly owners who helped with everything and made us feel very welcome.

Jack and Audrey were wonderful hosts. We would definitely stay again.

The owners were awesome, so personable and helpful. For an American, our room and bathroom in the 3rd floor was a little tight on space but manageable. Breakfast invluded homemade strawberry jam and homemade molasses-sweetened bread!

Jake and his family are just amazing -incredibly helpful and friendly. We were in a difficult situation when we arrived as our daughter's accomodation in a different part of the city ( for 3 months) turned out to be a nightmare. Thanks to Jack and his family's support everything is fine now and our daughter is safe and sound in a lovely flat. We can't express how thankful we are!!!! Thank you so much!! Our room in Avoca house was absolutely tidy and very cosy and quiet!!! We immediately felt at home. Apart from that, breakfast was included in the price and really good. We are looking forward to coming back soon.

Avoca House is tastefully done and well-managed. The host was extremely helpful when I arrived, giving me details about the house and the area. My room was nicely appointed, quiet and very comfortable. I highly recommend this property!

Avoca House was a great balance to the busy center of Dublin. Being near the Botanic Gardens made for a nice walk interval after arrival on the red-eye flight and nap time! The bed was wonderful. When we awoke, we were refreshed enough to get the bus (7 minute walk from Avoca) into the Temple Bar area for dinner and a stroll through the high-energy neighborhood. The taxi home was under 20 euros. Breakfast was VERY satisfying with many coffee options. The host, Jack Turner, was welcoming and informative.
