Property was dated and in need of attention -but understand planning permission is being waited for to replace and modernise the whole hotel site The rooms were clean Location excellant a short walk to a lovely beach Buffett Breakfast was very substantial NOTE if you book thru an agent you Have to pay £10 pp pn for the pool etc !

The staff where all very polite and helpful. When we got to our room it appeared that housekeeping forgot the shower as the previous occupants hair was on the shower wall, this was remedied after about an hour. Food wasn't great for the price given what is on offer within walking distance, and given the final bill for room and food I doubt very much I would return.

Lovely hotel and location. Hotel a little dated and could do with a little revamp Dog friendly so expect many Canines Breakfast was fab. They do the best scrambled eggs!! Varied choice Rooms clean but dated. The WiFi could do with being updated too. Staff very friendly and helpful. Overall, a nice few days away

Great location and buffet breakfast was good. However, to use the pool and spa facilities they asked for a £10 per day per person surcharge as hotel not booked direct, this was not made clear at booking. Ate in restaurant one evening, quality of meal was poor.

We enjoyed it because of the location otherwise it would have just been a 3star hotel. Studland bay is glorious and so easy to access from the hotel. We will go back.

The property was very run down . The facilities were badly looked after, if not non existent. The food was very average. The drinks were extremely overpriced. The hotel was much too expensive for what was on offer. We were expecting a spa hotel, and it definitely wasn’t. Very disappointed.

Our room was really nice with private patio, need to make sure people don’t use as stayed 1 night and had to move people off the patio twice maybe a reserved sign needs putting on the table

If you don’t pay for the hotel directly you have to pay £10 per person per day to use the pool. This adds up for a family. We went for the weekend but check in wasn’t until 4pm and so we had an hour in the pool after 4pm and check out was at 11am on the Sunday, but when we tried to pay on the Sunday we were told that the hotel was at capacity and couldn’t purchase any use of the pool. There was no use booking a hotel with a pool we couldn’t use. They allowed glass by the pool and my grandson managed to cut himself on someone’s broken glass during the one hour we were there. The pool is lovely so it was v disappointing not to use it

This is a wonderful place to spend a day or two if you are looking for a characterful and charming hotel. It has comfortable facilities, is family and dog friendly and is in a fantastic location. Our room had a gorgeous sea view from a large picture window and was lovely and spacious. Staff are friendly and approachable and do their very best to assist with any queries or issues. Knoll House smacks of 1940's nostalgia, with a relaxing ambiance but could use a touch of TLC. Just a few bits and bobs require attention as a little tired in places; a few mod cons such as air conditioning and integrated charging points would be great, but nothing that would be a game changer for us. Also more Plant Based hot buffet options such as sausages, hash browns and tofu scramble as standard would be nice. We had an enjoyable stay nonetheless and we would definitely stay again. We have no hesitation in recommending it to others.

Very nice hotel although a bit dated

On arrival shower did not work nor did the water drain. Took 4 hours to sort. Big mix up in restaurant over bill when we sat with friends. To our embarrassment they paid the lot. We were asked to move table at breakfast because the two of us evidently sat on a four table, there were plenty of empty tables. We refused to move. Only one coffee machine working at one breakfast, very long queues. Ordered ice cream one afternoon to eat on the terrace, chef didn’t have time to prepare before he was due to finish his shift. Only found out when we queried why we hadn’t had it. We were refunded. Service charge added to bill, which after we had paid we found was discretionary. Did not ask for back as all charges were from bar, and Aiden who worked at the bar was so helpful. We would have had to pay £10 each per day to use hotel pool. Overall hotel was a bit tired but we were quite happy with that, the location was fantastic, in the main the junior staff were very friendly and helpful. We have been to this hotel 3 times before and have never had a problem before, in the main it seemed understaffed. The jury is out on whether we shall go again, but we probably will and hope things are back to normal

Location is great as you would expect.

Location and look of hotel were super. Dinner was excellent on each night of my stay, staff friendly and helpful, bed linen and towels spotless. However, the room and bathroom felt a little uncared for. I had to make my bed each day and neither the room or bathroom were cleaned during my 3 night stay, ditto china cups for tea/coffee. I only expect to do these things if self catering in all honesty. It was fine for a short stay but the hotel was very large and the emphasis is very much on being dog and family friendly so I don't think I'd go back for those reasons.

Most of the staff were wonderful. We did however have an issue with our bathroom window. It's a clear window that is situated within the shower area. The blind was very much missing. My husband wasn't too keen on me taking a shower with the top half of my body showing. The night receptionist wasn't very helpful and suggested that 'no one has complained' Which confirmed that it had been that way for a while. Apparently the maintenance guy popped by but could not do anything, this information was given only after we enquired that about it. Apparently we had to suck it up and make do with me exposing my chest area. Eventually to be able to get clean without crouching I stuck a bath Matt in the window, the type with the suction pads On the first night to add to our Woes there was a group of at least 15 lads staying at a family hotel they must have taken a wrong turn at Ayia Napa, because you could hear them gaffaw all evening very loudly outside our bedroom window until late into the evening. Apart from that it was ok

The hotel is very "tired" and needs a lot of love and attention. Our meals at the hotel were good and the reception staff were good. The waiting staff in the restaurant were pleasant snd helpful. The hotel is close to Knoll Beach which is sandy and lovely.

A very spacious hotel, in an old fashioned but attractive relaxed style. Very Agatha Christie. Down side. Fixed price evening meal, consisting of starter and main.

The Knoll house is a charming classic hotel in a perfect location to acces the beach or simply look out to see the Old Harry Rocks in the distance. The breakfast buffet was absolutely amazing! Highly recommended

Shower temperature oscillated from lukewarm to scalding every 20 seconds. Not just uncomfortable but dangerous. Bathroom didn't have a sink in it. Sink was in the bedroom, right next to the bed. Tap leaking / when closed. Only 2 plug points in the entire room! Used up for the TV and the kettle. Nowhere to charge your phone. 'Double bed' is actually 2 twin beds joined together - and they were of different heights, so beware 'rolling down' and back up again while asleep. Zero cleaning throughout a 4 day stay, no inquiry if we needed anything. Staff member had no idea where our room was, incorrectly directed us to a totally different building. Breakfast strictly average, buffet only. Coffee from machine was undrinkable, preferred the instant Nescafe sachet in the room! Despite all this, the place seemed fully booked, and many people seemed to be thoroughly satisfied. Clientele seems to skew older, and many seemed repeat customers.

The breakfast and evening meal were excellent and the spacious dining room with beautiful sea views was a highlight.
