Good overall, location, price

I wanted somewhere close to Piccadilly Station, so that I could catch an early train to the airport. This was clean, comfortable and very affordable. And a very short walk to the train station.

The staff at the reception desk were very nice. The pendulum is impressive.The room was as clean as it is possible for a room with an old and shabby carpet. Some of tje furniture looked old and ugly.

A miserable experience in a delapidated hotel.

Fabulous location. Staff were all amazing, they were welcoming and polite and helpful. Breakfast was really good, hot food was all piping hot and scrambled eggs made to order Sue was a superstar and nothing was to much trouble she was so helpful and congratulated all that had taken part in manchester marathon and engaged in conversation with them as well as cracking on with her job. Rooms are not the most modern but had everything you need and were clean, tidy and restocked each day. If I'm ever in Manchester again I would definitely stay.

Room was good for a solo traveler, small but efficiently arranged, had everything one needs. I liked that the window opened for fresh air. Simple and tasteful decor.

Old rooms with need for updating Small Bed was comfortable but other than that it was run down and expensive for what you got

This was my third time at the property, first in 2022 some parts clearly hadn’t been cleaned since then. During the first night I needed to change rooms at 3am as there was some constant noise I couldn’t sleep through (I’m assuming it was the pipes?) I didn’t really sleep at all that night so had to argue to get a refund. The place is a good location but isn’t clean and is run down. It’s a shame as the staff are generally helpful and the breakfast is fantastic (especially for a budget place). There’s plenty of vegan and gluten free options. The shower water pressure is one of the best for hotels but the bathroom wasn’t clean enough. Sadly I won’t stay again unless the place is redeveloped.

Fantastic hotel for the price. Easy check in, great staff and close to Canal Street. Fantastic breakfast selection. Will definitely be back!

Room was adequate for a short stay. Rooms were a bit on the small side. Bed was comfy and shower was decent.

The breakfasts was taste and fresh

The breakfas was bufet style so help your self, was lovely and fresh, also continental breakfast on offer, staff were very approachable and friendly. Room was clean and tidy, basic but just what we needed for the night

Very basis room - given accessibility room that I hadnt asked for - everything a little low TV remote control didnt work properly

Good basic hotel. Nice fresh breakfast. Clean, comfy room.

Staff were nice but the building itself didn't look like a hotel, felt more like a doctors surgery or something. Mattress in bed was done about 10 years ago and needed replaced. not bad location but wouldn't never stay here again
