Very warm welcome. Room was ready early as requested. Room was very clean, large and had excellent furnishings,very tastefully decorated. The property was well maintained. Breakfast was great with very good service. Nothing was too much trouble. The range of teas, coffees, milk and biscuits in the room was very good. Grea t location near to Dumfries town centre, and railway station.

The hosts were very welcoming. The room was cleaned to the highest standard. Shower, bed linen, towels were 1st class. Ample supplies of tea and coffee including Decaf. Large TV in the room along with China mugs! Had a great nights sleep. Cooked breakfast was plentiful and so tasty. Breakfast Cereals, porridge, fruits, yoghurts and fruit juice available too. Nothing was much too much trouble would have no hesitation in coming back here.

Outstanding! Wonderful welcoming owners who care about guests and meeting their needs to deliver a comfortable and enjoyable stay. A beautifully decorated and furnished house with quality and thought behind their product. Our room was ground floor and a wow when we walked in. Well thought out, wonderfully put together with everything from comfortable king size bed, quality bedding, plenty storage and lighting in the room, en suite with the shower, sink and toilet was immaculate and well presented, shower gel and hand soap provided. Refreshments tray was plentiful with tea,cofee,hot chocolate and biscuits. Theres a hairdryer, drawers contained a variety of books on the history of Dumfries and things to do whilst staying in the area. Theres also a folder and other information for your stay on the hotel rules and regulations to keep your stay safe and answer any queries you may have. Breakfast is in a room which faces the car park and part of the back of the bowling green next door. Its beautifully decorated and has a livingroom area with fireplace just as you walk in, so relaxing looking. The breakfast itself is ordered the evening before which was no problem. Theres a cooked breakfast and porridge if you like too, I recommend both! Fresh tea,coffee, fresh orange juice, fresh apple juice, all chilled and ready to help yourself. The quality of produce was excellent! We stayed only one night but re looking forward to returning soon! Altogether, very enjoyable stay!

This is an exquisite B and B and highly recommend. The hosts go above and beyond to make your visit worthwhile and the breakfast is sensational! This B and B gets 10/10 every time and throughly deserves it! Short reasonable distance form city centre (walkable) and cant recommend highly enough.

Fabulous stay during our time visiting Scotland. Hosts went above and beyond during our visit. Breakfast each morning was filling and delicious. Room was spacious, clean, and comfortable. Very knowleable about local area. Cannot recommend enough! Perfect B&B (and off-street parking was a bonus).

The owners are so kind, pleasant and welcoming. The breakfasts are delicious. The rooms and bathrooms are pristine and very comfortable. I will definitely stay here again, when visiting Dumfries.

Really good place for a stopover, efficient, friendly service and comfortable stay all round. Breakfast was excellent, attentive owner without being overbearing, delicious fry up and fresh juice. Short walk into Dumfries and the river, places of historical interest Inc Burns related. Would highly recommend!

Derek & Rena are excellent hosts with a lovely clean and comfortable b& b, with off street parking. Breakfast was delicious & plentiful and they catered to one of our party’s dietary needs perfectly & generously .

The staff are lovely and friendly. The only thingvthat stopped me giving it a 4* across the board was how uncomfortable the bed was.
