Stayed in August at the time of the Fringe, Tattoo, and Oasis Concert- so a very busy time with lots of street performers and tourists. From USA traveling with 2 teens and 2 adults. The Good- warm greeting, helpful staff, super clean facility, wonderful expansive breakfast buffet (included), bath products available in room, fridge in room, location to royal mile and princes street. If you want a walkable visit- the location was fantastic and the streets really cleared out before 10 am or after about 9/10 pm- so it was nice to walk about then too- which was possible because of the proximity to the hotel. The bad- scaffolding over building and north bridge construction was not a great fit for the beautiful city and made a crowded walkway extremely tight. It also made negotiating the street crossing a challenge. At one time they were down 2/3 lifts- but they had one fixed quickly (not even a full day). The lobby area is very small and there were people sitting with their luggage making it even tighter (at times). If you use the train or tram, you will have a 5-10 minute walk to and fro (not really bad- just FYI)

The property is heavily under construction, which was not disclosed. Extremely loud work started at 8am and sometimes even before that. 1 of the 2 elevators was out of service for almost our entire stay, requiring us to walk up flights of stairs to return to our room. There was no area of the hotel that was untouched by the “under construction” dust, smell, sound and plaster. The executive lounge was pretty sad and not very executive. I would not recommend staying here until the construction is done. The location is great, but unless you enjoy staying in a hard hat zone, pick somewhere else.

The hotel is undergoing remodeling and the entire front of the hotel is covered by scaffolding. Temporary walls have been constructed inside as well. Although the staff was accommodating and the location was great it’s hard to get past the construction while We were vacationing. I believe we should have been advised of the remodeling which would have affected our decision to stay or not.

Beds comfortable, dinning great, love happy hour, would like breakfast during the week to be open earlier since we did day tours outside of city. Lobby was terrible, no coffee bar to take on the go and no trash receptacles inside or out. Could not get breakfast in our room. Staff was great and welcoming.

I didnt like that i was slapped with a £20 deposit on top of an extortionate bill for a merely adequate room. I didnt like that we had to walk up numerous corridors and take 2 lifts to the room. I didnt like that the receptionist seemed not to know what an 'Emergency exit' was. I didnt like that the hotel was dark, unwelcoming and covered in scaffolding.

We stayed at the hotel for 3 nights. We received the online check in link but it did not work. I was very disappointed by the check in process at the desk. It was not friendly. There is also a lot of construction taking place. It was also complicated to get to our room. We had to take 2 elevators to get there. The stay was also very expensive.

This is a very conveniently located Hotel - right in the middle (ish) of the Royal Mile. It is under construction and covered in scaffolding and the narrow hall leading to the elevator which appeared to be a temporary thing with plywood boards had a faint urine/port-a-potty odor. But the room was spacious, clean, and air conditioned and the staff was very helpful on check in.
