Charming boutique hotel in a fun residential neighborhood walking distance to many restaurants, museums, and churches. Our room was very clean, quiet, with a comfortable bed and ample room. Plenty of closet space, a minibar, and bathroom with toiletries. The daily breakfast was delicious, and the hotel artfully decorated. Staff were very hospitable. Highly recommended

Venice is one of those complicated cities to navigate so it's hard to optimize for the "best location". It was a bit of a long walk and lots of stairs from the train station and bus terminal. Even if you take a vaporetto it's a winding walk through the streets---only a taxi could get you conveniently to this hotel. But it's in a pleasant neighborhood that's pretty chill and about equidistant from most of the things you want to do. Gondola rides are right around the corner. It's about a 40 minute walk to Piazza San Marco, or a 15 minute vaporetto. Staff was helpful. The downstairs bar is a good place to get a quiet drink. There's a grocery right next to the hotel too.

I booked a two-bedroom apartment through Expedia, but what was not made clear is that these apartments are not actually part of the hotel itself. Ours was located externally, down a narrow alleyway beside the hotel, and did not feel like part of the main property at all. It also did not appear to come with the advertised four-star facilities, and there was no housekeeping. Overall, it felt very misleading. I was travelling alone with my three young children and we arrived late. In the apartment, every time a light was switched on or off, the electrical consumer unit made a very loud clunking noise. Reception told me this was “normal,” but I have travelled extensively and have never experienced anything like it before. Given that the apartment was up steep stairs and had no obvious fire escape, I felt extremely uncomfortable and asked to move. The hotel’s proposed solution was completely unacceptable: they suggested splitting me and my children across two different floors. My children are 11, 8, and 3, so that was never an option. The next morning, after a lengthy complaint, I was eventually shown a room inside the hotel. I was told it would accommodate all four of us, but when we moved in, it only had three beds, leaving my 11-year-old daughter offering to sleep on the floor. The location just a walk from one of the stops of water bus. The plaza where is located had some good places to eat. The staff recommended Taverna Capitan Uncino, the food was amazing, decently priced, and service was great.

We were given the room right behind the service desk on the first floor. There was a party going on in the courtyard and we could hear a lot of noise. We were too tired at that point to get up and say anything. Overall, it was a nice place other than the constant noise that night coming from within the hotel.

Property itself is nice for Venice. Expensive compared to most cities for what you get but is expected for the location. My biggest issues were regarding the staff and service. Our train was delayed and arrived late. The front desk person was very cold and rude. I asked if I could purchase a bottle of water somewhere and he just said no. You don’t have a way for a guest to get a bottle of water after a long day traveling? On our way home we got a water taxi because it was raining. I asked multiple times to make sure they take card because I didn’t have much cash on me. Of course the water taxi guy says his card machine doesn’t work when we get to the station. Venice is a beautiful place but just be prepared to get scammed anywhere you go.
