Loved the decor and the rooftop room. I certainly enjoyed the hammock snd the in-room coffee maker. The owner and staff were very helpful. The location was very convenient for restaurants, visiting sites and the train station. I would stay here again.

This is a unique property decorated by an artist with an eclectic maximalist design. We disagree with a recent review that found the decor dated. Both minimalism and maximalism are in style right now. We stayed in a suite with a sitting area and a balcony and very much enjoyed our stay - relaxing after a busy tour of Morocco. The suite was very quiet (for a nap after going on a sunrise balloon ride) with double pane windows and European type electric blinds. There is a spacious renovated bathroom. The owner used distinctive Moroccan made faucets and door nobs - the sink faucet was quirky to turn off the hot water - we were told that these would be changed. It rained a lot (unusually) in the past winter and the large outdoor mural was damaged at the bottom and will be repainted. Our friends stayed in the roof top room and enjoyed relaxing in the hammock. They loved their stay had no negative issues to report. Note that the location is set back from the street - slightly down an alley.

I’ve travelled the world, stayed in hotels, B&B’s, everything from 5 star to less than 1, and everything in between, and Villa Otia is by far one of the BEST places I’ve had the pleasure of staying at. The owner, Thomas, is extremely friendly, accommodating, and so very gracious. From before we even boarded our flight to Marrakesh, to the moment we landed, to the moment we left, he kept in touch with us and was always available via WhatsApp if we needed anything. He made sure to communicate with us immediately if, during our stay, something came up that would need to be relayed to us. I honestly can’t say enough how wonderful of a host Thomas is and how perfectly he runs his business. The Villa was superior in every way! It had charm, class, beauty and style! Filled with color, comfort, a perfect blend of different art styles and lighting that was surely intricately placed to compliment it all, every little nook of the property offered picture worthy views. The staff was equally as amazing. The daytime housekeeper, Fatima, was always pleasant and helpful, and one of the hardest working people I’ve ever encountered in my travels. The nighttime security, Taufik, made sure that he was always available to assist, no matter the time of night. The rooms are kept immaculately clean, spacious, and quite comfortable. Not only do I highly recommend this property, but I look forward to staying here again, and again, and again!

This is a beautiful boutique-style Riad/Villa. The decor is funky and eclectic. There's a beautiful little courtyard with a small pool to sit in. The place is truly amazing and I highly recommend it if you want to stay outside the Medina. It's 10 min from the train station and 5 min from a great shopping mall with a supermarket and food court. If you like to walk a lot, the Medina is about 50 min walking. It was a bit hard to find but it's just down a little alley on the street. There's no name on it so look for the number. There are loads of restaurants in the area. The room we had was huge with a terrace. The bed was huge and comfortable. It has central AC which was good. The bathroom was also quite large and nice. The only problem in the bathroom was the bidet spray hose was broken. The only 2 real negatives which weren't really a big deal were the terrace, which wasn't clean and there were dead plants with cigarette butts in one pot. It obviously hadn't been used in a while so we didn't use it as planned. If it was cleaned up it would be a nice place to sit in the evening, though there's no view or anything. The other issue was the TV. It's huge but there were only a few channels working and you had to go through a few hundred to see which ones were working. Hardly a deal breaker but a small annoyance. Nothing to stop me from staying there again or recommending it. The people working/running the place were all very nice.

breakfast was good and made sense to do because we were jet lagged and didn't want to roam around aimlessley looking for a place . Hard to find entrance ,they could use better signage. Good dinner restaurant and nightclub near by.. (not that I went in to it)

Staff member who greeted me was nice but that was about the only positive thing. Cute place some decades ago, furniture and furnishings dated, and dusty. Room had broken tiles, a shower that you had to toggle between hot (scalding) ans cold water, no amenities (kettle, iron, waters). Cleaning done but hair left in bathroom. Internet present but not powerful. In the new part of the city near some great restaurants. Problem is it was at a distance 12-15 min drive plus another 5-15 min walk, from all day time/ tourist activities. Surprised at the high star rating. Had booked to simply my travel over 3 days but would not recommend. My advice? Stay closer to the old town, it’s worth the fractional increase in cost.

Thomas was great host and check in was smoothless. Only issue I had was my driver was not there for pickup- my flight was delayed so he did not pay attention to my flight being late-caused a bit of stress for me but I managed to get a taxi to the villa. Hotel is beautiful! Thomas was there if I needed anything- gave great advice on hotels, where to get taxi etc. Toufik the night guard there was amazing! I enjoyed our evening daily catch ups very much! They were lovely. Location is perfect! It's to close to the souks and not to far 20 dihrams by taxi and I am right there. I loved it for me. Only thing I would add here is amenities. There were none. Only body wash and I was here 5 nights. We need more in the room so consider adding that for sure, hair dryer should be in all rooms too, so basic things like that is important for travelers especially in this city of Marrakech. Also, add a light outside the door for safety purposes for evening- easier when woman is walking alone. I would definitely stay here again!
