I love this property. It is so cute and quaint. The area around is absolutely gorgeous, the only hard part we had was having lunches/dinners. Thankfully just a bit further up the street is mamy restaurants.

TDLR: avoid do not stay Was staying here for a friend’s wedding and needed to book a place fast. Expedia showed me this with what I thought was a reasonable price for 3 nights (it wasn’t) 700$ Canadian for it. When I first came to the hotel the staff member was really friendly and after 16hrs in transit it was nice. However it was late when I got in so I wanted to shower and try to get some sleep. I went to turn the shower on and the handle is broken sprays water from the side (honestly no problem just brought it up to their attention), but the rainwater tap works fine and the temps were nice. However, there is black mold growing on the side of the glass door. I went to lay down on the bed and it’s broken. One side’s springs are broken so I’m laying on a slant. I asked if I could get a new room after the first night the lady said “talk to my manger at 2 when he comes in sorry I can’t help”. Okay thank you for being honest about it. I talked to the manager and he told me “sorry we are booked fully and the best I can do is just flip the mattress over.” How is that going to fix the problem? For all three nights from the doorbell ringing at 6am to people yelling in the lobby at 1am and finally with the most uncomfortable “double” bed, I haven’t received a decent nights rest. I also checked the blanket for the last night I was there and it is disgusting. There was also a lovely spider’s exoskeleton just hanging on the wall. This place was awful for me would never recommend it!

I booked this hotel for a treat for my partner and I. He had never been to Scotland before, so when I seen this beautiful looking property, I had to book. On arrival, the problems started immediately. There were signs in the car park, saying to pay for parking inside. At the reception, I was told it was £15 PER DAY for parking. There would also be no meals, other than breakfast being served... Breakfast would be an extra £13 EACH. I was also asked for my card details for their records, when I had already fully paid for the stay. We stayed in room 47,which seemed adequate at first. Then I noticed there were dirty marks all over the wall. The bathroom was clean enough, but there was limescale all over the bath faucet. The bed was so uncomfortable, I barely slept, and I got up in agony. Other guests in the hotel were loud, and you could hear everything through the door. At one point, my partner had to get up and further secure the door with a heavy chair, because we thought someone would come in (after reading other reviews of the property, it has been known that staff just enter bedrooms as and when they want to). It got to a point where I was genuinely scared, and I told my partner that I wanted to go home (about 2am). My partner reassured me to try to sleep (because of the upcoming long drive), but at 7am, we packed up quickly and left as fast as we could.

The staff were lovely, but the stay was not worth the money. There were many woodlice in my room, the bed was uncomfortable, with a tough pillow and thin duvet, and the bed cover was old and stained. I paid £90 with parking but without breakfast. Would not stay again for that price. Location was suitable.

Lovely clean hotel, run by friendly attentive staff. Great location on a main road. A brisk walk gets you into the West End of Edinburgh in 20 minutes. It’s an ideal spot.

The rooms were terrible you could hear someone snoring in the next room. My room had a brown smear on the wall. It’s convenient for a cheap nights rest. The majority of the activities are about a 30-40 minute walk so pretty far in distance. The only redeeming quality was the staff whoever initially checked me in was great. Molina was apart of the staff as well and she was amazing and helped me to find a train. Whoever was in charge of breakfast and the morning shift was a pill and she was lucky I was on vacation otherwise I would not have been so kind.

Room was dirty at our arrival, behind entry door was a pile of dirt, hair and other staff. Bed sheets had crums and hair! I asked front desk to please change sheets but they just covered the bed back. The mattress was horrible! After you layed on it, it sank in the middle! Very uncomfortable to sleep on. Floor was never swept. We used the coffee cups one morning and they didn't clean or exchange the cups untill 2 days later. Over all very disappointing.

We packed 5 people into a 2 bedroom suite and were very comfortable. Great spot with bus stop right out front and near so many neat places to eat and shop. The walk to Old Town is a little over a mile, but so worth it. We had a drink in the Cumberland pub and had a nice chat with the help. Would stay here again!

Property itself was very pretty. Our room accommodated 4 adults w 4 beds which was nice. Nice little bar open until 11, and good breakfast priced reasonably the next morning. The only thing I didn’t care for was the automatic light switch in the room- particularly in the middle of the night. Far too bright and stayed on too long disrupting sleep.
