For the price location is amazing right across from beach lots of great places to eat. Rooms are ok clean and comfortable just small.down side rooms in front will be noisy and rooms in back have smoke from restaurant BBQs

Right on the main rd. Good for people watching. Be prepared for noise until the early hours.
Nice beach to see the sunset. Busy, streets full of food, entertainment and shops. Friendly vibe. Hotel was clean, room was comfortable. Good base for day trips and night life.

The photos are SO MISLEADING! Run! Even if the dirty, dated rooms and creepy, confusing hallways don't bother you, the NOISE. Oh my god the NOISE! We didn't end up staying the night, and we saw two other parties leave without staying as well. Even 5 stories up, the traffic sounded like it was in our room. Not just normal traffic noises either, trucks with megaphones broadcasting Muy Thai events roll by every 2 minutes all night. LOUD. And it's just a trashy place and area. Thailand has much better to offer. Again, the photos are selling a bill of rights here, the property is run down and unsanitary to put it lightly.

Don’t be put off by the outside and reception, the rooms are kept very clean, if you can, probably best to get a room at the back of the hotel rather than a sea view as quieter. The front rooms although having a better view are on a noisy road.
The hotel is just across the road from the beach and do supply towels to take on to the beach.
Breakfast is ok, they do cook eggs and omelettes to your order and you can sit on the balcony and what Patong Beach start to go to work.

I recently had the misfortune of staying at the Modern Living Hotel, and I must say, it was a thoroughly unpleasant experience. While the hotel's location is ideal, the rooms and service left much to be desired.
The moment I entered my room, I was hit with a vile odor that smelled like a combination of rot and decay. It was as if the room hadn't been properly cleaned or ventilated in weeks. To make matters worse, the bed sheets were filthy, with visible stains and a general sense of uncleanliness.But the problems didn't stop there. The front desk staff, particularly the young woman I interacted with, was incredibly rude and unhelpful. It seemed like she was bothered by my presence, and didn't care about addressing my concerns. To top it all off, the entire hotel seemed to be plagued by a lingering stench that can only be described as fecal. It was overwhelming and made my stay even more unbearable.Needless to say, I would not recommend the Modern Living Hotel to anyone. While the location may be convenient, the hotel's numerous shortcomings make it a place to avoid at all costs.

Worst property! Lift doesn’t work properly. Swimming pool is the size of a pea and is in an unusable condition. Balcony is the size of 5mm. Can’t even step onto the balcony. Only good thing is that the location is amazing - right infront of Patong beach and walking distance to Bangla road.

Location was very good. Staff is also very friendly and helpful. But the bed was very hard and it was very difficult to sleep, cause every night you could hear loud music from the beach and other pubs around, they start 22:00-01:00. You could not sleep until after 01:00. Also the water in the shower was very weak, it was difficult to wash you hair.

WORST HOTEL I have ever stayed in, booked for two nights but stayed for one, left as soon as we could. Noisy as hell itself in the room, music from outside was louder in the room then it was on the balcony, shower drain did not drain, whole bathroom flooded, Dirty place not sure if the sheets were clean forgot my UV light, have to unplug the TV as there was no OTHER POWER POINTS plus TV didn't work anyway. went to see if we could change rooms and let them know about the TV, was told no other rooms available and TV would be fix next day sometime. Elevator was broken and was being fixed from 8pm to 12am on our first day there, it only took 15 mins to get shown our room as the elevator had a glitch and wouldn't come to the first floor on arrival, so had to use stairs that were a death trap in itself, only way to your rooms was through the kitchen or the alley way full of sharp metal poles and sheets of metal everywhere, good luck if you've had a bit to drink, they also didn't mind using the grinder and hammer at 12am in the morning to fix the elevator and if you make it through all that the bed is like a rock. stay away from this hotel 0 out of 10 from us, would have been better staying in a backpacker hostel with my family. only thing good about this hotel was leaving and finding a taxi to the speed boats.

Waited a hour to check in, hotel wasn’t very clean, lifts didn’t work the majority of time as the chamber maid had them on hold, I feel through decking on the balcony causing cuts and scrapes no health and safety what’s so ever, the worst hotel I have stayed in, I did get a full refund

Paid extra for a room with a jacuzzi. The jacuzzi has cut wires with oxidation showing the spa hasnt worked for a while. Also, the down button on the elevator doesnt work and the stairs don't go to the lobby.

It’s a dump with no working lift and a staircase to navigate that’s 10” wide yes 10” wide. Their was an old soap bar in the bathroom with rats at the back door yuck
