We enjoyed our stay here! The place was clean and the biggest selling point was how close it was to everything! We loved that!

The only thing that I could rescue from this hotel could be the location since is very near to San Marcos and the breakfast that was just okay. However the rooms were awful. We reserved two rooms for our 2 teenage boys and my husband and I, but they took us outside the hotel, going through one dark and smelly alley where we had our rooms. Although they were “clean”, they were very small and so dark. We couldn’t even open the windows. Then we couldn’t use the A/C, TV and the small fridge at the same time because there was just ONE outlet in place. The bathroom and the shower were so small that if you are a little overweight, you could not fit in there….hopefully we are not, BUT it was very uncomfortable to keep hitting the shower door. When we did the reservation, we saw other rooms that we guess were inside the hotel and they looked better, but our experience was totally different and we won’t recommend it to anyone.

Ring the bell next to the door right side or nock the door if you not see anyone in the reception anytime including midnight.

The location to water taxi’s with luggage a jaunt. Newer wing was quiet and peaceful. Breakfast was continental. Michelangelo Was super friendly and helpful.

Rooms were surprisingly spacious compared to other places we have stayed in the past. Decor was 1920's Italy with bright wall paper. Centrally located with 5 minute walk to St Marks Square and Rialto Bridge. GREAT VALUE

I was under the impression that I will be staying in the San Zulian hotel. This is what I paid for when booking it. However, when I got there, the receptionist took me on a walk away from the hotel, saying that 'this apartment is for our special guests'. I'm not if it was to be honest. It was a one bedroom studio flat. Overall it was okay, however, I paid to stay in the hotel... if I had known that they will put me in an apartment, in a dark alleyway, then I would have thought twice and stayed somewhere else. A bit of transparency would have been nice. 2 to 3 Stars 🌟 🌟

Great location Front desk staff not friendly and helpful. Buffet staff was very friendly and helpful. It has a very tiny TV No hand towels and the lighting was very Dim.

Great location, good communication, close to town centre, helpful in any advice and directions, breakfast included which is always a win, definitely recommend!

Room not as advertised in the pictures. We were allocated a room in the adjacent building. Which was dark and had the most minimal of fittings, not even a lamp and dusty. However the bathroom was great. Breakfast was average, but did the job. Incredible location for exploring the heart of Venice. There’s a lot of little things this hotel could do to bring it up to standard.
