Very nice breakfast. Easy to check in and out. It was nice that we’re also very accessible.

Great location! right across from the water bus and lido station Front Desk and Staff were very friendly and helpful even though we checked in late they had the key waiting for us on the front desk, easily helped us finish check in the next morning. Sent directions for us to get in. Helped us with a map of Venice to get around. breakfast was very yummy, so attentive cute little patio Only thing was the shower was very small tight definitely one person shower. I will definitely stay again if I return to Venice.

It was very central and comfortable. Silvio and breakfast staff were very friendly and helpful.

Really enjoyed our time there. Loved the smiles and service that the stafff gave. Made us cappucinnos which was good quality in the morning. It is in Lido (last ferry stop) so it's situated far from touristy areas, if you like that. The room like most Italian budget friendly stays are small but adequate. There seems to be a bit of slant on the flooring, a little uneven, but it did not affect our sleep.

Perfect place for us, right next to water bus departures. Easy access to venice, burano and murano less than an hour away by water bus for all. Lovely island with a beach a 15 mins walk with restaurants surrounding you

Helpful and friendly staff in perfect location for the vaporettas only drawback would be lack of lift for older people servicelaid back and excellent.

Very pleasant small hotel facing the Venice lagoon and opposite the main vaporetto stops. Only 10 mins by vaporetto from St Mark's Square . Comfortable room and good breakfast. Very helpful staff. Only point to note is that off-season, when we visited, reception times may not be as published, do it is a good idea to keep in contact to arrange a convenient time for arrival /departure .

Overall, beware that this is NOT a hotel but a badly run B&B. It is cheap-ish for Venice but you get what you pay for. Pay a bit extra and go somewhere else. I would not stay here again. Details below. Positives: - Location: You can see the vaparetto stop from the hotel window. You will be getting on at the first stop of the vaparetto so always guaranteed a seat. There are lots of nice restaurants nearby that are reasonably priced. - Cheap for Venice (but you get what you pay for) - Room has a fridge and a safe Negatives: - Breakfast is very basic (but free so I guess you get what you pay for) - Bedding is not changed during your stay - The water pressure in the shower was terrible; the shower flooded every time we washed - The room is pretty dated; the bed is uncomfortable - Reception is unavailable most hours of the day (definitely no one there after 4pm) - Toiletries: Make the most of the ones you receive on arrival. We were running low on shower gel but it was not replenished. We then specifically asked reception to put more shower gel in our room and they said they would. They didn’t. And by the time we got back to the room from our day out sightseeing, everyone had gone home and reception was closed. So no shower gel.

Very pleasant hotel with great location. Friendly and helpful staff. Location very close to water taxis and beautiful beach for when you need a break from sightseeing. Room could have had tea and coffee making facilities and only one plug socket was not helpful but overall I would recommend.

The property was fine bathroom could be bigger as toilet so close to wall and shower .Also the dining area could be made bigger
