Rick was phenomenal in checking me in. I'm a bigger guy at 6'6 and he upgraded me to a bigger room and bathroom that would accommodate my height. I can't promise room upgrades, but if they have availability, it's a potential perk. The room was great, bed comfortable, bathroom updated and spacious, but it retained and older charm that reminded me of my grandmother's home. After visiting other cities in New England, it is hard to beat the walkability of the hotels on this street to the harbor restaurants and shops. Certainly worth a revisit for a longer stay!

The house was old which was to be expected in an historic house. However, our room smelled of wood smoke (and it took me 2 cycles of laundry to get out the smell). Several things were broken, little things but they added up (the sink didn't drain, the bathroom floor tiles were broken, the shower was tiny). However, the people running the place were fabulous, extremely helpful in getting out breakfast order and making sure we had parking. Bringing us ice. There was parking which in this part of town was amazing. They have 3 lots and some street parking, plus it's close to the harbor. So it was a mixed bag. I am so sorry to say it because the staff was just so helpful and nice. Perhaps one of the other houses would be better but for the money I paid, it wasn't worth it.

Manager was really great! He upgraded our room for free since I booked a room that had a double bed and bathroom in the hall. He was so very helpful. He also offered to give us a ride to Ocean Cliff where the wedding was! We declined but appreciated the offer! Breakfast was great in the morning! Cooked to order. You could choose, eggs any style, omelet or blueberry pancakes! Bacon, toast & fruit with it. Coffee, water & juice available. The room was nice except the air conditioner did not work well. Luckily it was not hot out! The toilet in the bathroom didn’t flush. We had to lift up the back and flush from the tank! Our room was right off the breakfast area so if you want to sleep in you might want to pick a different room. We were only there for one overnight.

Love the old house, however could use some TLC and care towards hosting guests versus being a business. As soon as we checked in the ?manager pulled a bait and switch, stunk of a used car salesman, pushing to upgrade the room to a queen then suddenly it was a king for an extra $40 a night. Suspect he had a lot of open rooms he needed to fill and this was his way of pushing us into a higher rate room. Was not even in the house we had chosen. When we said we wanted to see the room we had booked, his whole demeanor changed and he was no longer friendly. The young man working for him did change our room back to what we had booked and refunded the difference, but it was incredibly shady. The properties themselves could use some care and attention, some areas were dingy, the face covering of the vanity was falling off, the air grate only had 2 screws holding it on the others were falling out, the outside sitting area was completely neglected which is unfortunate as just a little effort would make it a huge plus. Overall, our stay was fine, but we have stayed in many places and this was the worst. Never book through Inns of Newport, there are far better options for the same price range.

Check-in was a bit chaotic and because they manage multiple inns on the same street, they clearly give people whatever room makes sense when they check in regardless of the building. So my room/inn was definitely not the room/inn I booked but it worked out fine. It would have been a more significant issue if I was not on a casual solo trip. And if I hadn't already come to terms that I was paying a premium for the location (5 minute walk from the wharfs/downtown Newport). The building I was in was a bit unfinished, and so was the room (unfinished floors, bathroom/sink could use upgrades, very outdated paint and doors/looks) but it was clean and cute for a New England stopover. But I wouldn't stay if you can't accommodate a little bit of unexpectedness in your travels. Overall, definitely not worth the price I paid (or up to the standards for that price) but it worked well enough for this specific trip.

Cute little property with a historic feel to it. Parking was convenient on the property. Staff was friendly. Walkable to everything. A must to do is have dinner and drinks at one of the oldest taverns in America, the Whitehorse Tavern. Which was a five minute walk from the property. Breakfast included and made to order. Would stay there again. To throw a Con in there, the room had windows that you could not open and the room was a little stuffy. I would have liked the ability to get some fresh air. The room we had did not have the ability to control your own temperature. Think the room should’ve came with at least a fan to regulate the air.

We booked this stay as the night before running the Newport Half Marathon. We were very excited and thought that staying in a historic, quaint spot would be a fun addition to the weekend. However, a few days before we received notification to call the office to confirm our stay and felt coerced into "upgrading" our room after being told it would be "too small" for us. The room we were brought to when we checked in had two beds and two separate rooms, which we did not need at all. The mattresses were incredibly thin and uncomfortable, the curtains were sheer and did nothing to block out the light. Additionally, although not within their control, we were awoken multiple times in the evening by tours outside of the venue and by other guests. This could potentially be avoided by implementing a quiet time to respect other guests. Lastly, we were told breakfast would be until 11am so we could get some hot breakfast following our run. We arrived at 10:35am and were told the guy who makes breakfast had already left for the day. Overall, poor experience.

An historic property located in the heart of Newport's central district within easy walking distance to restaurants, bars and shops. The fancy Vanderbilt restaurant is right at the end of the road. Much cheaper than big hotels although it is just bed and breakfast.
