Arrive to a wonderful sprawling driveway, easy and plentiful parking with beautiful clean fragrant front door entrance. That's where the splendour of Sprowston Manor finished. Reception had people sitting down waiting to check in. After standing waiting for someone to appear, I can honestly say. If you dislike people, hospitality reception is not for you.Borderline rude, uninformative and dismissive is what we felt at 1st point of contact.No we didn't know which floor or where our room was but having to ask is unacceptable. Regarding breakfast,which if you are wondering, you have to book every morning! Bizarre as now we have to set an alarm to make sure we don't miss our slot.Should've drive to Maccers,least its warm.So after finding the sauna(sorry, meant lift) we go to the 3rd floor where we had booked a superior Double room. Opening the door to what can only be described as opening the gates of hell. Open the windows... if you call opening 3 inches at best top and bottom of two small windows, one of which had to be wedged open with the curtains as it slid shut, no chance of air. The fan was useless. Dust was everywhere. Sink,bath and shower filthy. Two nights of no sleep, baked half to death in a dirty room. We paid for this. Shameful as customer service is appalling, no room serviced. Towels had to be put outside room if you wanted clean. No restock of toiletries or tea/coffee. On the plus side it had a fridge, just not enough room to sleep in. Makes Travelodge look 6*

This is clearly a hotel for groups, not concerned about comfort or quality. My room was an attic conversion with no Aircon, and measured 35 degrees C at its coolest point. The restaurant caters for groups and food is standard. The golf course management leaves a lot to be desired, not helpful at all, refusing people to play, when no one on the tee for 35 min in my case.

Ideal location. Enjoyed playing the golf course. Pretty good condition given the difficult hot and dry weather and lack of rain. Would certainly be happy to return.

Very clean venue, lots of parking and always very friendly staff

A beautiful location. So much potential. Unfortunately it’s becoming very run down. Need so TLC, wallpaper pealing, bed frame battered, tv had on sound on some channels, loads of dust and cob webs in the hall ways. Needs some money invested into it. Plenty of people there for golf, swimming and fitness classes. Needs a bit more love. Perfect location for what we wanted to do.

Unfortunately our stay coincided with a Travellers wedding party which basically took over the hotel including bars and restaurants. The hotel staff were pleasant but Unfortunately not enough of them and the 2 meals we were served were inedible. We were not charged for these but this is not the reason we went away for a relaxing golf weekend as we went to bed hungry. There were broken glasses in the corridor and empty beer bottles in the lift, while playing golf on Saturday the music coming from the marquee at 3pm was festival like which we could hear for about 4 holes on the course. We went out on Saturday night into Norwich for a decent meal and some peace and quiet. Have been doing this weekend for the last 4 years and think this was our last ,we will look elsewhere next year.

We came to stay one night . Was put in an attic room 506 - Yes it was hot day , They should not let the attic rooms out on days with such heat !!! All night the room was 32-32 degrees Casement window open only 2 inches , Do no heat could escape the fan just moved heat around , Was going to sleep in the car but worried I could not get back in for the toilet in the night … Heard the Reception was being called by other customers re heat and if they had any other rooms free!!! Reply was no and heard her say open a window , We had a fridge which was off due to fan and side light so unplugged the light and plugged fridge in and in hour the top was hot so unplugged it , , no PAC TEST sticker on it so Probably tested - so fire hazard !!!! The Fan had a sticker on it but no date !!! , I would Not recommend the hotel and question if I would use Hotels .com again !!!

We were sent to a room that was already occupied !! Only upon entering we encountered a man coming out the shower as surprised as we were It took another 45 minutes to sort a room and at no time did anyone say sorry!

Ok hotel but very old school

It was ok, nothing special. Looks nice from outside but no AC and room was dirty. Plus the bed was quite uncomfortable, however there was a fridge in the room

Breakfast was of poor quality, lacked choice of fruit only grate fruit and prunes available and in short supply. While the full English breakfast had a good selection, the bacon and hash browns where poorly cocked.

We had hoped this hotel would offer a little luxury and had paid more (£148/night) than we would normally afford. We were disappointed. Our room was small, located at the very top of the house, up four different sets of stairs. The maid's room in an old country house, we mused. The room was very hot and stuffy, during warm weather outside (~25C). The bathroom was too small and the shower over the bath leaked water badly. But worst were the paper thin walls. After midnight, an inebriated couple returned to their room next door, singing out loud; their subsequent amorous antics left nothing to the imagination! The pool was good and easy to access. Breakfast was OK, but there was no service with a smile. Changing bath towels seemed to require a special dispensation at reception. Overall, it felt like hard work staying here. We won't repeat the experience!

Was a nice place as it a golf club and spa thought it would be quite but our weekend they had a load of kit sport cars and on both Saturday and Sunday there where outside reviving the car engine from 6 :30 in the morning so wasn’t relaxing at all which was a shame cos it was beautiful hotel and grounds

Very impressive site, looks like a mansion from exterior, . The entrance is very impressive too, very clean and reception is well located with very friendly helpful staff. My room was very large with very good facilities , overlooking a garden courtyard. Lovely room. My only two concerns were that it was close to a gravel car park and the noise of the gravel in the car wheels was a bit loud at times, bearing in mind that this is also a golf club.. and the other was that the fridge was very load but I overcame that by unplugging it as I wasn't using it. And turned it back on before leaving the room on check out day... The restaurant was very nice and the food was excellent as was the the waiters and waitresses. Overall had a great stay

A lovely stay but the place could do with a bit of a revamp. Room had a few cobwebs and dust. Looked very worn. I would stay again but for the price I would of expected higher standards

Hotel nice and leisure pool

I booked this hotel for its leisure facilities but unfortunately the pool gym sauna and other amenities were all closed on the day of my stay due to an issue. My bedroom door also didn’t lock at all and anyone could easily open it without a key card. I hadn’t realised this until the next morning and I probably wouldn’t have stayed if I had. The furniture was all very old and tiered looking worn and it desperately needed modernisation. Pillows were very uncomfortable and gave me a sore neck. I never moan at little things and try and resolve things directly but there was so many things wrong that it all really got to me.

Overall it’s a good base for working around the area

The public areas of the hotel are well maintained, however, the family room that we stayed in had mould on the windows and filthy net curtains. My daughter and I cleaned the bottom of the windows in order to open them to let in some fresh air. The general appearance of the room was very tired and worn, but the beds were clean. The service was generally quite slow especially in the dining room and bar. The pool areas were generally clean, but again looked in need of a bit of updating. Pool side furniture was rather worn and tired. The amenities were good and the general appearance is fine. We would go again, but possibly request a better/different room? The position of the property is great, close to Norwich and the Norfolk Broads.
