Had a great stay but the rooms could definitely do with some maintenance and the Aircon was not great but the setting, atmosphere and friendly staff made up for it.

The hotel is right at the Ca' D'Oro water bus stop. Our family of four (two teens) got two rooms. Both were fantastic with canal views. Rooms were comfortable, with some small items in need of repair, but this didn't affect our stay. We were able to walk just about everywhere and occasionally used waterbus. Breakfast was excellent and would definitely recommend.

Direct access to transport. We did not like not being able to control the AC. Not being able to use our flat iron. Not having teal juice at breakfast

The hotel was beautiful, classic Venice style, made you feel like you were in Venice. Was a pleasure to stay there, will stay again.

Great location with its own water taxi dock! The rooms are all very big and have all the amenities. The staff is really helpful and knowledgeable about the area.

The AC in the room did not work well, just barely better than having the windows open. Not sure I would ever consider a 4-star +€400/night hotel without properly working air conditioning a good place to stay. Two nights without a fix.
